N\u00ebse arrin mbi 50%, kjo gjendje quhet <em>\u201chousing cost burden\u201d<\/em>ekstrem, q\u00eb rrit rrezikun e pasiguris\u00eb n\u00eb strehim.<\/span><\/p>\n<p><span style=\"color: #000000;\">Paga mesatare mujore bruto n\u00eb Shqip\u00ebri arriti 90,119 lek\u00eb apo rreth 930 euro, p\u00ebr 3-mujorin e par\u00eb t\u00eb vitit 2026 sipas INSTAT.<\/span><\/p>\n<p><span style=\"color: #000000;\">Qiraja mesatare mujore arriti 721 euro e llogaritur p\u00ebr Monitor, nga agjencia imobiliare CPM (qiraja mesatare \u00ebsht\u00eb llogaritur nga transaksionet p\u00ebr 2026).<\/span><\/p>\n<p><span style=\"color: #000000;\">Nga llogaritjet, sipas formul\u00ebs s\u00eb koeficientit nd\u00ebrkomb\u00ebtar, nj\u00eb individ duhet t\u00eb shpenzoj\u00eb 77% t\u00eb ardhurave t\u00eb tij bruto apo 720 euro p\u00ebr t\u00eb paguar shpenzimet e qiras\u00eb.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00ebse merret parasysh paga mesatare neto prej rreth 72 mij\u00eb lek\u00ebsh (740 euro), shpenzimet p\u00ebr qiran\u00eb arrijn\u00eb rreth 97% t\u00eb t\u00eb ardhurave mujore neto, duke e b\u00ebr\u00eb strehimin praktikisht t\u00eb pap\u00ebrballuesh\u00ebm p\u00ebr nj\u00eb individ mesatar.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb t\u00eb dyja rastet, treguesit q\u00ebndrojn\u00eb ndjesh\u00ebm mbi pragun prej 30% q\u00eb konsiderohet kufiri i p\u00ebrballueshm\u00ebris\u00eb s\u00eb kostove t\u00eb banimit.<\/span><\/p>\n<p><span style=\"color: #000000;\">Kostoja e strehimit mbetet problematike edhe p\u00ebr familjet me m\u00eb shum\u00eb se nj\u00eb t\u00eb pun\u00ebsuar. Nj\u00eb familje me 3 an\u00ebtar\u00eb (2 t\u00eb rritur dhe 1 f\u00ebmij\u00eb), me t\u00eb ardhura mesatare bruto prej rreth 182,200 lek\u00ebsh, n\u00ebse paguan nj\u00eb qira prej 721 eurosh n\u00eb muaj, shpenzon rreth 39% t\u00eb t\u00eb ardhurave p\u00ebr strehim. E llogaritur me t\u00eb ardhurat neto, kjo p\u00ebrqindje arrin rreth 49%.<\/span><\/p>\n<p><span style=\"color: #000000;\">P\u00ebrve\u00e7 kostove t\u00eb larta t\u00eb strehimit, edhe shpenzimet p\u00ebr ushqime vijojn\u00eb t\u00eb z\u00ebn\u00eb pesh\u00ebn m\u00eb t\u00eb madhe t\u00eb buxhetit familjar. N\u00eb Shqip\u00ebri, ato p\u00ebrb\u00ebjn\u00eb rreth 40% t\u00eb shpenzimeve mujore, ndjesh\u00ebm mbi mesataren e Bashkimit Europian prej rreth 13% dhe at\u00eb t\u00eb rajonit, n\u00ebn 35%.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb 2024 sipas t\u00eb dh\u00ebnave t\u00eb INSTAT mbi buxhetin e familjeve, familjet shqiptare shpenzuan mesatarisht 93 mij\u00eb lek\u00eb n\u00eb muaj p\u00ebr konsum, nj\u00eb rritje prej 1,5% krahasuar me vitin 2023. Edhe pse shpenzimet totale jan\u00eb rritur, struktura e buxhetit t\u00eb familjeve ka mbetur pothuajse e pandryshuar, me ushqimin q\u00eb vijon t\u00eb z\u00ebr\u00eb pesh\u00ebn m\u00eb t\u00eb madhe.<\/span><\/p>\n<p><span style=\"color: #000000;\">Shpenzimet mujore n\u00eb 2024 p\u00ebr grupin \u201cushqime dhe pije jo-alkoolike\u201d p\u00ebrb\u00ebn 39,6% t\u00eb shpenzimeve mujore, po aq sa nj\u00eb vit m\u00eb par\u00eb, me nj\u00eb shum\u00eb mesatare prej 36,879 lek\u00ebsh.<\/span><\/p>\n<p><span style=\"color: #000000;\">Agjent\u00ebt e tregut t\u00eb shitblerjes s\u00eb pasurive t\u00eb paluajtshme pohojn\u00eb se \u00e7mimet e qirave vijojn\u00eb t\u00eb jen\u00eb n\u00eb t\u00eb nj\u00ebjtat nivele me vitin e kaluar. P\u00ebr 2025 sipas t\u00eb dh\u00ebnave nga tregu i pasurive t\u00eb paluajtshme, n\u00eb zonat pran\u00eb qendr\u00ebs s\u00eb Tiran\u00ebs, \u00e7mimet mesatare t\u00eb qirave p\u00ebr apartamente t\u00eb tipologjis\u00eb 1+1 varionin nga 600-900 euro n\u00eb muaj, nd\u00ebrsa n\u00eb periferi qirat\u00eb ishin 400 dhe 500 euro.<\/span><\/p>\n<p><span style=\"color: #000000;\">Sipas nj\u00eb v\u00ebzhgim t\u00eb b\u00ebr\u00eb m\u00eb her\u00ebt \u00a0p\u00ebr 2026 nga \u201cMonitor\u201d n\u00eb Tiran\u00eb \u00e7mimet e qirave p\u00ebr apartamente afatgjat\u00eb p\u00ebr disa zona kishin sh\u00ebnuar tendenc\u00eb rrit\u00ebse krahasuar me vjet.<\/span><\/p>\n<p><span style=\"color: #000000;\">Sipas agjent\u00ebve imobiliar\u00eb, pran\u00eb stadiumit \u201cDinamo\u201d, \u00e7mimet e apartamenteve tipologji 1+1 variojn\u00eb nga 500 deri 1,000 euro, krahasuar me 500\u2013800 euro vitin e kaluar. \u00c7mimet maksimale jan\u00eb rritur deri n\u00eb 25% krahasuar me vjet.<\/span><\/p>\n<p><span style=\"color: #000000;\">Rritje ka pasur edhe p\u00ebr apartamentet 1+1 n\u00eb zon\u00ebn e Liqenit, ku agjent\u00ebt e tregut t\u00eb pasurive t\u00eb paluajtshme raportojn\u00eb se \u00e7mimet maksimale kan\u00eb arritur deri n\u00eb 1,500 euro n\u00eb muaj, nga 1,300 euro n\u00eb vitin 2025. Qirat\u00eb jan\u00eb shtrenjtuar 15%.<\/span><\/p>\n<p><span style=\"color: #000000;\">P\u00ebr apartamentet pran\u00eb Komun\u00ebs s\u00eb Parisit, me sip\u00ebrfaqe 1+1, \u00e7mimet e qiras\u00eb p\u00ebr vitin 2025 varionin nga 500 deri n\u00eb 800 euro n\u00eb muaj. P\u00ebr 2026, n\u00eb rrug\u00ebn e Kosovar\u00ebve, apartamentet 1+1 (p\u00ebrfshir\u00eb post parkimi) kan\u00eb arritur 900 euro.<\/span><\/p>\n<p><span style=\"color: #000000;\">Agjent\u00ebt imobiliar\u00eb shpjegojn\u00eb se rritja e \u00e7mimeve nuk \u00ebsht\u00eb vet\u00ebm pasoj\u00eb e k\u00ebrkes\u00ebs s\u00eb lart\u00eb, por edhe e shfryt\u00ebzimit t\u00eb pronave p\u00ebr qira afatshkurt\u00ebr, q\u00eb pak\u00ebson ofert\u00ebn e disponueshme p\u00ebr qira afatgjata. Ky fenomen po shton presionin mbi tregun dhe pritet t\u00eb ndikoj\u00eb edhe n\u00eb vitin 2026.<\/span><\/p>\n<p><span style=\"color: #000000;\">Sipas t\u00eb dh\u00ebnave nga AirDNA, nj\u00ebsia analitike e platform\u00ebs s\u00eb qiradh\u00ebnies Airbnb, t\u00eb b\u00ebra t\u00eb disponueshme p\u00ebr \u201cMonitor\u201d, vet\u00ebm n\u00eb Tiran\u00eb kishte mesatarisht t\u00eb listuara rreth 5200 nj\u00ebsi n\u00eb vitin 2025, nga rreth nj\u00eb mij\u00eb q\u00eb ishte kjo shif\u00ebr n\u00eb vitin 2021, kur \u00ebsht\u00eb e dh\u00ebna e par\u00eb e disponueshme, me pes\u00ebfishim.<\/span><\/p>\n<p><span style=\"color: #000000;\">Nd\u00ebrsa n\u00eb total n\u00eb t\u00eb gjith\u00eb vendin ishin t\u00eb disponueshme p\u00ebr vitin 2025 rreth 26,3 mij\u00eb apartamente t\u00eb dh\u00ebna me qira afatshkurt\u00ebr p\u00ebrmes platformave AirBnb (n\u00eb total p\u00ebrfshihen edhe t\u00eb dh\u00ebna nga platformat Booking dhe Expedia). N\u00eb 2024 totali i apartamenteve ishte 21 mij\u00eb.
