Sipas Vrojtimit mbi Ecurin\u00eb e Tregut t\u00eb Pasurive t\u00eb Paluajtshme, numri i p\u00ebrgjithsh\u00ebm i pronave t\u00eb shitura ishte 1273, ose 35% m\u00eb pak nga numri i raportuar n\u00eb fund t\u00eb gjasht\u00ebmujorit t\u00eb par\u00eb t\u00eb vitit (gjithsej 1959 prona t\u00eb shitura).<\/span><\/p>\n<p><span style=\"color: #000000;\">Numri mesatar i pronave t\u00eb shitura nga \u00e7do subjekt gjat\u00eb gjasht\u00ebmujorit t\u00eb dyt\u00eb t\u00eb vitit 2025 rezultoi n\u00eb rreth 8, n\u00eb r\u00ebnie t\u00eb dukshme nga mesatarja prej 11 e raportuar gjat\u00eb gjysm\u00ebs s\u00eb par\u00eb t\u00eb 2025.<\/span><\/p>\n<p><span style=\"color: #000000;\">Raporti i numrit t\u00eb subjekteve q\u00eb kan\u00eb kryer shitje ndaj numrit t\u00eb p\u00ebrgjithsh\u00ebm t\u00eb p\u00ebrgjigjeve t\u00eb vlefshme u raportua n\u00eb vler\u00ebn 40%. Ky raport ka sh\u00ebnuar r\u00ebnie graduale n\u00eb dekad\u00ebn e fundit, nga nj\u00eb maksimum prej rreth 70% i vler\u00ebsuar n\u00eb gjasht\u00ebmujorin e par\u00eb t\u00eb vitit 2017.<\/span><\/p>\n<p><span style=\"color: #000000;\">Rreth 37% e shitjeve t\u00eb realizuara gjat\u00eb gjasht\u00ebmujorit t\u00eb dyt\u00eb 2025 n\u00eb t\u00eb gjith\u00eb territorin p\u00ebrfaq\u00ebsohen nga prona t\u00eb vendosura n\u00eb zonat m\u00eb t\u00eb preferuara brenda qytetit, dhe kjo pesh\u00eb \u00ebsht\u00eb e ngjashme me periudh\u00ebn paraardh\u00ebse.<\/span><\/p>\n<p><span style=\"color: #000000;\">31% e pronave t\u00eb shitura kan\u00eb qen\u00eb prona t\u00eb nd\u00ebrtuara n\u00eb periferi, brenda qytetit nga 44% n\u00eb periudh\u00ebn e kaluar, nd\u00ebrsa dhe rreth 32% e pronave kan\u00eb qen\u00eb prona t\u00eb nd\u00ebrtuara jasht\u00eb qytetit, nga 21% gjasht\u00ebmujorin e kaluar.<\/span><\/p>\n<p><span style=\"color: #000000;\">Megjith\u00ebse numri i pronave t\u00eb shitura p\u00ebsoi r\u00ebnie, koha mesatare e shitjes s\u00eb banesave n\u00eb rang vendi ra n\u00eb 9.1 muaj, nga 11.6 muaj n\u00eb vrojtimin e m\u00ebparsh\u00ebm.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb rastin e Tiran\u00ebs, koha mesatare e shitjes u ul ndjesh\u00ebm n\u00eb 8.1 muaj nga 11.1 muaj n\u00eb gjasht\u00ebmujorin e m\u00ebparsh\u00ebm.<\/span><\/p>\n<p><span style=\"color: #000000;\">Nd\u00ebrkoh\u00eb, koha mesatare p\u00ebr shitjet n\u00eb zonat bregdetare u rrit n\u00eb 9.9 muaj nga 8.7 muaj, nd\u00ebrsa p\u00ebr zonat e tjera, koh\u00ebzgjatja e shitjes ishte m\u00eb e ul\u00ebt sesa n\u00eb gjasht\u00ebmujorin e kaluar, duke r\u00ebn\u00eb n\u00eb 10.1 muaj nga 12.8 muaj.<\/span><\/p>\n<p><span style=\"color: #000000;\">Gjithashtu, pavar\u00ebsisht r\u00ebnies s\u00eb shitjeve, numri i pronave t\u00eb pashitura, si p\u00ebr banesat, ashtu edhe p\u00ebr godinat tregtare, ka vijuar t\u00eb sh\u00ebnoj\u00eb r\u00ebnie. Ky fenomen ka nisur t\u00eb v\u00ebrehet q\u00eb prej fillimit t\u00eb vitit 2016. Kjo ecuri tregon se numri i pronave t\u00eb pashitura ka sh\u00ebnuar r\u00ebnie t\u00eb vazhdueshme n\u00eb secilin nga gjasht\u00ebmujor\u00ebt e k\u00ebsaj periudhe. Tkurrja e inventar\u00ebve (pronave t\u00eb pashitura) edhe n\u00eb 6-mujorin II 2025, pavar\u00ebsisht r\u00ebnies s\u00eb shitjeve, mund t\u00eb interpretohet me uljen e ofert\u00ebs s\u00eb pronave t\u00eb reja p\u00ebr t\u2019u hedhur n\u00eb treg, n\u00eb portofolin e nd\u00ebrtuesve apo agjent\u00ebve t\u00eb shitjeve t\u00eb anketuar.<\/span><\/p>\n<p><span style=\"color: #000000;\">Rreth 46% e agjent\u00ebve kan\u00eb realizuar shitje me \u00e7mim t\u00eb nj\u00ebjt\u00eb ose deri n\u00eb 5% m\u00eb pak sesa \u00e7mimi i k\u00ebrkuar. Pjesa tjet\u00ebr kan\u00eb raportuar se kan\u00eb realizuar shitje me nj\u00eb \u00e7mim midis 5% deri n\u00eb 20% m\u00eb t\u00eb ul\u00ebt nga \u00e7mimi fillestar i k\u00ebrkuar; nj\u00eb pjes\u00eb shum\u00eb e vog\u00ebl kan\u00eb shitur duke ulur \u00e7mimin me 30% ose m\u00eb shum\u00eb.<\/span><\/p>\n<p><span style=\"color: #000000;\">Sipas agjent\u00ebve, rreth 61% e pronave p\u00ebr banim dhe e atyre p\u00ebr p\u00ebrdorim tregtar t\u00eb shitura prej tyre jan\u00eb bler\u00eb me hua bankare. Nga k\u00ebto, n\u00eb 38% t\u00eb rasteve, kredia ka mbuluar deri n\u00eb 60% t\u00eb vler\u00ebs.<\/span><\/p>\n<p><span style=\"color: #000000;\">Banka e Shqip\u00ebris\u00eb vler\u00ebson se \u00e7mimet e banesave vazhduan rritjen me ritme t\u00eb larta n\u00eb gjasht\u00ebmujorin e dyt\u00eb t\u00eb vitit t\u00eb kaluar.<\/span><\/p>\n<p><span style=\"color: #000000;\">Indeksi Fischer i p\u00ebrllogaritur nga Banka Qendrore tregoi q\u00eb \u00e7mimi mesatar i banesave t\u00eb shitura gjat\u00eb periudh\u00ebs u rrit me 11.7% n\u00eb krahasim me gjasht\u00ebmujorin e kaluar dhe me 28% n\u00eb krahasim me nj\u00eb vit m\u00eb par\u00eb. Megjithat\u00eb, rritja vjetore e \u00e7mimeve u ngadal\u00ebsua nga niveli prej 41.7% i raportuar n\u00eb gjasht\u00ebmujorin e par\u00eb 2025.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb ve\u00e7anti p\u00ebr kryeqytetin, tregu shfaqet n\u00eb ngadal\u00ebsim t\u00eb ndjesh\u00ebm. Indeksi i \u00e7mimeve p\u00ebr shitjet n\u00eb Tiran\u00eb u raportua i pandryshuar ndaj gjasht\u00ebmujorit t\u00eb m\u00ebparsh\u00ebm dhe u rrit me 4.4% ndaj nivelit t\u00eb nj\u00eb viti m\u00eb par\u00eb. Rritja e \u00e7mimeve me baz\u00eb vjetore p\u00ebsoi nj\u00eb r\u00ebnie drastike nga niveli prej 32.6% i gjasht\u00ebmujorit t\u00eb par\u00eb 2025.<\/span><\/p>\n<p><span style=\"color: #000000;\">Banka e Shqip\u00ebris\u00eb vler\u00ebson se kontributin kryesor n\u00eb rritjen e vler\u00ebs s\u00eb indeksit t\u00eb p\u00ebrgjithsh\u00ebm t\u00eb \u00e7mimeve e ka dh\u00ebn\u00eb rritja n\u00eb vler\u00ebn e indeksit t\u00eb llogaritur p\u00ebr zonat e bregdetit.<\/span><\/p>\n<p><span style=\"color: #000000;\">Informacioni mbi ecurin\u00eb e \u00e7mimeve dhe vler\u00ebsimin e situat\u00ebs nga ana e agjent\u00ebve n\u00eb tregun e pasurive t\u00eb paluajtshme merret n\u00ebp\u00ebrmjet vrojtimit n\u00eb terren t\u00eb nj\u00eb kampioni t\u00eb p\u00ebrb\u00ebr\u00eb nga 230 subjekte, q\u00eb kan\u00eb si aktivitet kryesor tregtimin e pronave t\u00eb paluajtshme.<\/span><\/p>\n<p><span style=\"color: #000000;\">Subjektet e zgjedhura jan\u00eb agjent\u00eb t\u00eb zyrave t\u00eb tregtimit t\u00eb pasurive t\u00eb paluajtshme dhe shoq\u00ebri nd\u00ebrtimi, shitjet e t\u00eb cilave p\u00ebrfaq\u00ebsojn\u00eb rreth 75%-80% t\u00eb xhiros s\u00eb t\u00eb gjith\u00eb popullat\u00ebs.
