Ky nivel \u00ebsht\u00eb leht\u00ebsisht m\u00eb i ul\u00ebt krahasuar me at\u00eb prej 3.19%, t\u00eb fundit t\u00eb vitit t\u00eb kaluar.<\/span><\/p>\n<p><span style=\"color: #000000;\">Nd\u00ebrkoh\u00eb, norma mesatare e interesit t\u00eb portofolit t\u00eb kredis\u00eb p\u00ebr blerje banesash n\u00eb Euro p\u00ebr tremujorin e par\u00eb ka sh\u00ebnuar nj\u00eb rritje t\u00eb leht\u00eb n\u00eb 5.28%, nga 5.18% q\u00eb kishte qen\u00eb n\u00eb fund t\u00eb vitit t\u00eb kaluar.<\/span><\/p>\n<p><span style=\"color: #000000;\">Rritja e interesave p\u00ebr Euron mund t\u00eb shpjegohet kryesisht me nj\u00eb tendenc\u00eb n\u00eb rritje t\u00eb treguesit kryesor benchmark, Euriborit, pas shtrenjtimit t\u00eb naft\u00ebs n\u00eb muajin mars dhe sinjaleve p\u00ebr nj\u00eb rritje t\u00eb pritshme t\u00eb inflacionit.<\/span><\/p>\n<p><span style=\"color: #000000;\">Nd\u00ebrkoh\u00eb, yield-i bonove 12-mujore t\u00eb thesarit, \u00ebsht\u00eb treguesi kryesor benchmark p\u00ebr Lekun, edhe p\u00ebr tremujorin e par\u00eb t\u00eb vitit ka qen\u00eb i q\u00ebndruesh\u00ebm, pran\u00eb nivelit t\u00eb norm\u00ebs baz\u00eb t\u00eb interesit.<\/span><\/p>\n<p><span style=\"color: #000000;\">T\u00eb dh\u00ebnat tregojn\u00eb se \u00e7mimi i kredis\u00eb p\u00ebr sht\u00ebpi nuk ka p\u00ebsuar ndryshime t\u00eb m\u00ebdha, megjith\u00ebse n\u00eb t\u00ebr\u00ebsi standardet e kreditimit n\u00eb huadh\u00ebnien p\u00ebr blerje banesash duket se jan\u00eb shtr\u00ebnguar n\u00eb muajt e par\u00eb t\u00eb vitit 2026.<\/span><\/p>\n<p><span style=\"color: #000000;\">Sipas vrojtimit t\u00eb aktivitetit kreditues me bankat, edhe k\u00ebrkesa e individ\u00ebve p\u00ebr kredi u raportua n\u00eb r\u00ebnie n\u00eb tremujorin e par\u00eb t\u00eb vitit 2026. Bankat raportuan se k\u00ebrkesa m\u00eb e ul\u00ebt p\u00ebr kredi n\u00eb financimin e blerjes s\u00eb banesave u nxit nga vonesat e krijuara n\u00eb miratimin e udh\u00ebzimeve q\u00eb duhet t\u00eb shoq\u00ebronin ligjin p\u00ebr rivler\u00ebsimin e pasurive t\u00eb paluajtshme, por edhe nga kufizimet rregullatore n\u00eb fuqi prej korrikut 2025.<\/span><\/p>\n<p><span style=\"color: #000000;\">Nd\u00ebrkoh\u00eb, t\u00eb pakt\u00ebn disa prej bankave kan\u00eb vendosur t\u00eb ndjekin nj\u00eb qasje m\u00eb t\u00eb kujdesshme n\u00eb k\u00ebt\u00eb segment, edhe p\u00ebr shkak t\u00eb shqet\u00ebsimeve t\u00eb lidhura me ciklin e pasurive t\u00eb paluajtshme, sidomos n\u00eb kryeqytet.<\/span><\/p>\n<p><span style=\"color: #000000;\">Indeksi Fischer i p\u00ebrllogaritur nga Banka e Shqip\u00ebris\u00eb tregoi q\u00eb \u00e7mimi mesatar i banesave t\u00eb shitura gjat\u00eb gjysm\u00ebs s\u00eb dyt\u00eb t\u00eb vitit 2025 u rrit me 28% n\u00eb krahasim me nj\u00eb vit m\u00eb par\u00eb. Megjithat\u00eb, rritja vjetore e \u00e7mimeve u ngadal\u00ebsua nga niveli prej 41.7% i raportuar n\u00eb gjasht\u00ebmujorin e par\u00eb 2025.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb ve\u00e7anti p\u00ebr kryeqytetin, tregu shfaqet n\u00eb ngadal\u00ebsim t\u00eb ndjesh\u00ebm. Indeksi i \u00e7mimeve p\u00ebr shitjet n\u00eb Tiran\u00eb u rrit me 4.4% ndaj nivelit t\u00eb nj\u00eb viti m\u00eb par\u00eb. Rritja e \u00e7mimeve me baz\u00eb vjetore p\u00ebsoi nj\u00eb r\u00ebnie drastike nga niveli prej 32.6% i gjasht\u00ebmujorit t\u00eb par\u00eb 2025.<\/span><\/p>\n<p><span style=\"color: #000000;\">Kjo situat\u00eb \u00ebsht\u00eb reflektuar n\u00eb frenimin e kredis\u00eb p\u00ebr sht\u00ebpi n\u00eb tremujorin e par\u00eb t\u00eb vitit.<\/span><\/p>\n<p><span style=\"color: #000000;\">T\u00eb dh\u00ebnat e Bank\u00ebs s\u00eb Shqip\u00ebris\u00eb tregojn\u00eb se p\u00ebr periudh\u00ebn janar-mars, sektori bankar dha gjithsej 13.5 miliard\u00eb lek\u00eb kredi t\u00eb re p\u00ebr sht\u00ebpi, 14.9% m\u00eb pak krahasuar me tremujorin e par\u00eb t\u00eb vitit t\u00eb kaluar. Kredia ka dh\u00ebn\u00eb shenja rritjeje gjat\u00eb marsit, por rezultati i tremujorit \u00ebsht\u00eb p\u00ebrcaktuar nga r\u00ebnia e ndjeshme e dy muajve t\u00eb par\u00eb t\u00eb vitit.<\/span><\/p>\n<p><span style=\"color: #000000;\">R\u00ebnia e kredis\u00eb p\u00ebr sht\u00ebpi vjen n\u00eb vijim t\u00eb nj\u00eb cikli disavje\u00e7ar rritjeje t\u00eb shpejt\u00eb. P\u00ebr vitin 2025, kredia p\u00ebr sht\u00ebpi u rrit p\u00ebr t\u00eb shtatin vit radhazi, me 17.3% m\u00eb shum\u00eb krahasuar me vitin 2024.<\/span><\/p>\n<p><span style=\"color: #000000;\">Duke filluar nga mesi i vitit t\u00eb kaluar, Banka e Shqip\u00ebris\u00eb nisi t\u00eb aplikoj\u00eb kufizime p\u00ebr standardet e kredidh\u00ebnies s\u00eb re p\u00ebr blerjen e banesave, duke u p\u00ebrpjekur t\u00eb frenoj\u00eb rritjen e huas\u00eb n\u00eb segmentin e individ\u00ebve. Raporti tavan i kredis\u00eb ndaj vler\u00ebs n\u00eb monedh\u00ebn Lek\u00eb \u00ebsht\u00eb vendosur 85% p\u00ebr sht\u00ebpin\u00eb e par\u00eb dhe 80% p\u00ebr sht\u00ebpin\u00eb e dyt\u00eb, nd\u00ebrsa n\u00eb valut\u00eb t\u00eb huaj kufiri i lejuar \u00ebsht\u00eb 75% p\u00ebr sht\u00ebpin\u00eb e par\u00eb dhe 70% p\u00ebr sht\u00ebpin\u00eb e dyt\u00eb.<\/span><\/p>\n<p><span style=\"color: #000000;\">Nd\u00ebrsa raporti i sh\u00ebrbimit t\u00eb borxhit ndaj t\u00eb ardhurave p\u00ebr kredit\u00eb n\u00eb Lek\u00eb \u00ebsht\u00eb n\u00eb nivelin 40% p\u00ebr sht\u00ebpin\u00eb e par\u00eb dhe 35% p\u00ebr sht\u00ebpin\u00eb e dyt\u00eb.
