Megjithat\u00eb, rritja vjetore e \u00e7mimeve u ngadal\u00ebsua nga niveli prej 41.7% i raportuar n\u00eb gjasht\u00ebmujorin e par\u00eb 2025.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb ve\u00e7anti p\u00ebr kryeqytetin, tregu shfaqet n\u00eb ngadal\u00ebsim t\u00eb ndjesh\u00ebm.<\/span><\/p>\n<p><span style=\"color: #000000;\">Indeksi i \u00e7mimeve p\u00ebr shitjet n\u00eb Tiran\u00eb u raportua i pandryshuar ndaj gjasht\u00ebmujorit t\u00eb m\u00ebparsh\u00ebm dhe u rrit me 4.4% ndaj nivelit t\u00eb nj\u00eb viti m\u00eb par\u00eb.<\/span><\/p>\n<p><span style=\"color: #000000;\">Rritja e \u00e7mimeve me baz\u00eb vjetore p\u00ebsoi nj\u00eb r\u00ebnie drastike nga niveli prej 32.6% i gjasht\u00ebmujorit t\u00eb par\u00eb 2025.<\/span><\/p>\n<p><span style=\"color: #000000;\">Banka e Shqip\u00ebris\u00eb vler\u00ebson se kontributin kryesor n\u00eb rritjen e vler\u00ebs s\u00eb indeksit t\u00eb p\u00ebrgjithsh\u00ebm t\u00eb \u00e7mimeve e ka dh\u00ebn\u00eb rritja n\u00eb vler\u00ebn e indeksit t\u00eb llogaritur p\u00ebr zonat e bregdetit.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb krahasim me gjasht\u00ebmujorin e kaluar dhe me nj\u00eb vit m\u00eb par\u00eb, vihet re se peshat e transaksioneve p\u00ebr t\u00eb cilat \u00e7mimi i blerjes s\u00eb pron\u00ebs ka qen\u00eb i nj\u00ebjt\u00eb ose deri n\u00eb 5% m\u00eb i ul\u00ebt se \u00e7mimi i k\u00ebrkuar nga shit\u00ebsi kan\u00eb pesh\u00eb t\u00eb ngjashme me gjasht\u00ebmujorin e par\u00eb.<\/span><\/p>\n<p><span style=\"color: #000000;\">Koha mesatare e shitjes s\u00eb banesave n\u00eb rang vendi ra n\u00eb 9.1 muaj nga 11.6 muaj n\u00eb vrojtimin e m\u00ebparsh\u00ebm. N\u00eb rastin e Tiran\u00ebs, koha mesatare e shitjes u ul ndjesh\u00ebm n\u00eb 8.1 nga 11.1 muaj. Koha mesatare p\u00ebr shitjet n\u00eb zonat bregdetare u rrit n\u00eb 9.9 nga 8.7 muaj, nd\u00ebrsa p\u00ebr zonat e tjera koh\u00ebzgjatja e shitjes rezultoi m\u00eb e ul\u00ebt sesa n\u00eb gjasht\u00ebmujorin e kaluar, duke r\u00ebn\u00eb n\u00eb 10.1 nga 12.8 muaj.<\/span><\/p>\n<p><span style=\"color: #000000;\">Financimi n\u00ebp\u00ebrmjet kredis\u00eb bankare ka vijuar t\u00eb shoq\u00ebroj\u00eb nj\u00eb pjes\u00eb t\u00eb mir\u00eb t\u00eb shitjeve t\u00eb pronave. Sipas agjent\u00ebve, rreth 61% e pronave p\u00ebr banim dhe e atyre p\u00ebr p\u00ebrdorim tregtar t\u00eb shitura prej tyre jan\u00eb bler\u00eb me hua bankare. Nga k\u00ebto, n\u00eb 38% t\u00eb rasteve kredia ka mbuluar deri n\u00eb 60% t\u00eb vler\u00ebs.<\/span><\/p>\n<p><span style=\"color: #000000;\">Gjat\u00eb gjasht\u00ebmujorit t\u00eb dyt\u00eb t\u00eb vitit 2025, rreth 25% e banesave t\u00eb shitura jan\u00eb raportuar t\u00eb blera nga shtetas jorezident\u00eb. Nga k\u00ebta, rreth 52% rezultojn\u00eb shtetas t\u00eb vendeve t\u00eb BE-s\u00eb.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb t\u00ebr\u00ebsi, pesha e transaksioneve n\u00eb t\u00eb cilat bler\u00ebsit jan\u00eb jorezident\u00eb ka shfaqur nj\u00eb prirje n\u00eb rritje gjat\u00eb 5 viteve t\u00eb fundit.<\/span><\/p>\n<p><span style=\"color: #000000;\">Banka e Shqip\u00ebris\u00eb raporton se gjithashtu \u00e7mimet e qiras\u00eb sipas agjent\u00ebve kan\u00eb sh\u00ebnuar rritje gjat\u00eb gjasht\u00ebmujorit t\u00eb dyt\u00eb 2025. Informacioni mbi k\u00ebrkes\u00ebn dhe \u00e7mimet e qiras\u00eb vjen kryesisht nga agjent\u00ebt q\u00eb kryejn\u00eb aktivitet n\u00eb zon\u00ebn e kryeqytetit. Sipas tyre, k\u00ebrkesa e p\u00ebrgjithshme p\u00ebr marrje me qira raportohet m\u00eb e lart\u00eb nga k\u00ebrkesa e gjasht\u00ebmujorit t\u00eb m\u00ebparsh\u00ebm.<\/span><\/p>\n<p><span style=\"color: #000000;\">Vler\u00ebsimet e subjekteve p\u00ebr gjendjen e tregut dhe \u00e7mimet n\u00eb tregun e banesave mbeten p\u00ebrgjith\u00ebsisht pozitive p\u00ebr afatin e shkurt\u00ebr dhe afatin m\u00eb t\u00eb gjat\u00eb.
