Vet\u00ebm n\u00eb 2 muajit e par\u00eb t\u00eb vitit qirat\u00eb u rrit\u00ebn me 8.5%.<\/span><\/p>\n<p><span style=\"color: #000000;\">Marrja e nj\u00eb banese me qira po kushton gjithnj\u00eb e m\u00eb shum\u00eb n\u00eb dy vitet e fundit. Banka e Shqip\u00ebris\u00eb thot\u00eb se \u00e7mimet e larta t\u00eb qirave ishin edhe shkaku kryesor i rritjes s\u00eb inflacionit gjat\u00eb vitit t\u00eb kaluar.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb raportin vjetor t\u00eb bank\u00ebs thuhet se inflacioni n\u00eb 2025-\u00ebn ishte 2.6%, ku vet\u00ebm \u00e7mimet e qirave u rrit\u00ebn me 4.2%, shifra m\u00eb e lart\u00eb e regjistruar ndonj\u00ebher\u00eb.<\/span><\/p>\n<p><span style=\"color: #000000;\">\u00a0\u201c<em>Presionet rrit\u00ebse mbi k\u00ebto \u00e7mime erdh\u00ebn nga rritja e k\u00ebrkes\u00ebs p\u00ebr banesa me qira dhe oferta e kufizuar p\u00ebr qira afatgjata, s\u00eb bashku me stabilitetin m\u00eb t\u00eb madh t\u00eb kursit t\u00eb k\u00ebmbimit dhe rritjen e \u00e7mimeve t\u00eb banesave n\u00eb vend\u201d,<\/em> thuhet n\u00eb raport.<\/span><\/p>\n<p><span style=\"color: #000000;\">P\u00ebr shkak t\u00eb zhvillimit t\u00eb turizmit, nj\u00eb pjes\u00eb e madhe e banesave q\u00eb jepeshin me qira afatgjat\u00eb (mujore), tashm\u00eb jan\u00eb kthyer n\u00eb qira afatshkurt\u00ebr. Shifrat e bank\u00ebs tregojn\u00eb se kontributi i k\u00ebsaj kategorie n\u00eb formimin e inflacionit p\u00ebr 2 muajit e par\u00eb t\u00eb 2026-\u00ebn, ishte 1%, pra n\u00ebse inflacioni i k\u00ebsaj periudhe ishte 2.4%, ndikimi i shtrenjtimit t\u00eb qirave ishte 1%. Nd\u00ebrkoh\u00eb rritja e qirave n\u00eb 2-mujor ishte 8.5%.<\/span><\/p>\n<p><span style=\"color: #000000;\">Ndikim n\u00eb k\u00ebt\u00eb shtrenjtim sipas ekspert\u00ebve t\u00eb tregut po jep turizmi, q\u00eb ka shtuar\u00a0 k\u00ebrkes\u00ebn p\u00ebr apartamente me qira, p\u00ebrmes platformave online Booking apo AirBnb.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb raportin vjetor \u00ebsht\u00eb analizuar edhe tregu i shitjes s\u00eb pronave, ku theksohet se \u2018p\u00ebrballueshm\u00ebria e blerjes s\u00eb nj\u00eb banese\u2019 po b\u00ebhet gjithnj\u00eb e m\u00eb e r\u00ebnd\u00ebsishme p\u00ebr shkak t\u00eb \u00e7mimeve t\u00eb larta.<\/span><\/p>\n<p><span style=\"color: #000000;\">Ndaj thot\u00eb Banka nd\u00ebrhyn\u00eb duke kufizuar kredin\u00eb p\u00ebr banesa p\u00ebr shkak t\u00eb implikimeve q\u00eb mund t\u00eb vijn\u00eb nga ekspozimi i bankave n\u00eb k\u00ebt\u00eb sektor.<\/span><\/p>\n<p><span style=\"color: #000000;\"><em>\u201cGjetjet paraprake sugjerojn\u00eb prani t\u00eb shmangieve nga nivelet e q\u00ebndrueshme afatgjata, me implikime t\u00eb mundshme p\u00ebr stabilitetin financiar t\u00eb familjeve, sektorin bankar dhe p\u00ebr rritjen ekonomike. K\u00ebto evidenca mb\u00ebshtesin qasjen parandaluese t\u00eb BSH-s\u00eb p\u00ebr menaxhimin e ekspozimit t\u00eb bankave ndaj tregut t\u00eb pasurive t\u00eb paluajtshme\u201d,<\/em> thuhet n\u00eb raport.<\/span><\/p>\n<p><span style=\"color: #000000;\">Vet\u00ebm n\u00eb gjasht\u00ebmujorin e par\u00eb t\u00eb 2025-\u00ebs, \u00e7mimet e shitjes s\u00eb banesave u rrit\u00ebn me 41.7%, ndaj edhe burimi kryesor i financimit mbetet kredia.
