Norma mesatare e interesit t\u00eb kredive p\u00ebr sht\u00ebpi ka zbritur n\u00eb nivelet m\u00eb t\u00eb ul\u00ebta q\u00eb prej mesit t\u00eb vitit 2022.<\/span><\/p>\n<p><span style=\"color: #000000;\">Nd\u00ebrkoh\u00eb, edhe norma mesatare e interesit t\u00eb portofolit t\u00eb kredis\u00eb p\u00ebr blerje banesash n\u00eb Euro p\u00ebr vitin e kaluar p\u00ebsoi nj\u00eb r\u00ebnie t\u00eb leht\u00eb n\u00eb 5.18%, nga 5.26% q\u00eb kishte qen\u00eb n\u00eb dhjetor 2024.<\/span><\/p>\n<p><span style=\"color: #000000;\">T\u00eb dh\u00ebnat e Bank\u00ebs s\u00eb Shqip\u00ebris\u00eb tregojn\u00eb se vitin e kaluar kredia e re p\u00ebr blerje banesash arriti rekordin e ri historik prej 64.4 miliard\u00eb lek\u00ebsh ose rreth 658 milion\u00eb eurosh, t\u00eb llogaritura me kursin mesatar t\u00eb vitit t\u00eb kaluar. Kredia e re p\u00ebr sht\u00ebpi u rrit me 17.3% krahasuar me vitin 2024. Rritja e kredis\u00eb s\u00eb re ishte edhe m\u00eb e lart\u00eb n\u00eb raport me rritjen prej 13% t\u00eb vitit t\u00eb m\u00ebparsh\u00ebm.<\/span><\/p>\n<p><span style=\"color: #000000;\">Vlera e portofolit aktiv ose tepric\u00ebs s\u00eb kredis\u00eb p\u00ebr sht\u00ebpi n\u00eb fund t\u00eb vitit 2025 arriti n\u00eb 243.6 miliard\u00eb lek\u00eb, me nj\u00eb rritje vjetore prej 16.7%. Ritmet e rritjes t\u00eb portofolit t\u00eb kredis\u00eb jan\u00eb rritur ndjesh\u00ebm krahasuar me nivelin prej 15.5% t\u00eb vitit t\u00eb m\u00ebparsh\u00ebm.<\/span><\/p>\n<p><span style=\"color: #000000;\">Normat e ul\u00ebta t\u00eb interesit kan\u00eb b\u00ebr\u00eb q\u00eb kredia p\u00ebr sht\u00ebpi n\u00eb dy vitet e fundit t\u00eb dominohen nga monedha vendase. Kjo tendenc\u00eb vijoi edhe n\u00eb 2025.<\/span><\/p>\n<p><span style=\"color: #000000;\">Diferenca mes norm\u00ebs mesatare t\u00eb interesit p\u00ebr kredit\u00eb n\u00eb Euro dhe ato n\u00eb Lek\u00eb n\u00eb fund t\u00eb vitit 2025 arriti n\u00eb 0.99 pik\u00eb p\u00ebrqindje, duke u thelluar krahasuar me nivelin prej 0.74 pik\u00eb p\u00ebrqindje t\u00eb nj\u00eb viti m\u00eb par\u00eb.<\/span><\/p>\n<p><span style=\"color: #000000;\">Kredia e re p\u00ebr sht\u00ebpi n\u00eb Lek\u00eb vitin e kaluar arriti n\u00eb 48.5 miliard\u00eb lek\u00eb, n\u00eb rritje me 18.6% krahasuar me nj\u00eb vit m\u00eb par\u00eb. Kredia n\u00eb monedh\u00ebn vendase p\u00ebrb\u00ebnte m\u00eb shum\u00eb se 75% t\u00eb vler\u00ebs s\u00eb re t\u00eb disbursuar n\u00eb kredi p\u00ebr sht\u00ebpi.<\/span><\/p>\n<p><span style=\"color: #000000;\">Nd\u00ebrkoh\u00eb, vitin e kaluar edhe kredia n\u00eb Euro iu kthye rritjes, pas nj\u00eb frenimi t\u00eb p\u00ebrkohsh\u00ebm n\u00eb vitin 2024. Kredia n\u00eb Euro arriti vler\u00ebn e barazvlefshme t\u00eb 16 miliard\u00eb lek\u00ebve, n\u00eb rritje me 14.3% krahasuar me nj\u00eb vit m\u00eb par\u00eb.<\/span><\/p>\n<p><span style=\"color: #000000;\">Normat e ul\u00ebta t\u00eb interesit e kan\u00eb b\u00ebr\u00eb kredin\u00eb p\u00ebr sht\u00ebpi t\u00ebrheq\u00ebse p\u00ebr huamarr\u00ebsit, nd\u00ebrsa paralelisht cikli i rritjes s\u00eb \u00e7mimeve t\u00eb pasurive t\u00eb paluajtshme n\u00eb vitet e fundit ka shtuar perceptimin se blerja e nj\u00eb prone \u00ebsht\u00eb nj\u00eb investim i mir\u00eb p\u00ebr t\u00eb ardhmen.<\/span><\/p>\n<p><span style=\"color: #000000;\">Megjithat\u00eb, rritja e shpejt\u00eb e kredis\u00eb p\u00ebr pasuri t\u00eb paluajtshme p\u00ebr individ\u00ebt dhe bizneset ka krijuar shqet\u00ebsim te Banka e Shqip\u00ebris\u00eb. N\u00eb mesin e vitit 2025 nisi aplikimi i disa kufizimeve direkte n\u00eb kriteret e huadh\u00ebnies p\u00ebr blerjen e banesave.<\/span><\/p>\n<p><span style=\"color: #000000;\">Q\u00eb prej 1 korrikut 2025, bankat jan\u00eb t\u00eb detyruara t\u00eb respektojn\u00eb disa kritere t\u00eb administrimit t\u00eb rrezikut, konkretisht p\u00ebr treguesit \u201cRaporti i kredis\u00eb ndaj vler\u00ebs\u201d (p\u00ebrqindja e \u00e7mimit t\u00eb blerjes s\u00eb banes\u00ebs q\u00eb banka merr p\u00ebrsip\u00ebr t\u00eb financoj\u00eb n\u00ebp\u00ebrmjet kredis\u00eb) dhe \u201cRaporti i sh\u00ebrbimit t\u00eb borxhit ndaj t\u00eb ardhurave\u201d (raportin mes k\u00ebstit ose k\u00ebsteve t\u00eb kredis\u00eb p\u00ebr prona ndaj t\u00eb ardhurave t\u00eb huamarr\u00ebsve).<\/span><\/p>\n<p><span style=\"color: #000000;\">Megjithat\u00eb, shifrat e 2025 treguan se aplikimi i masave t\u00eb reja nuk ka arritur t\u00eb frenoj\u00eb rritjen e kredis\u00eb p\u00ebr sht\u00ebpi. <a href=\"https:\/\/monitor.al\/interesat-e-kredise-per-shtepi-rane-per-te-dytin-vit-radhazi-ne-2025\/\"><span style=\"color: #0000ff;\"><strong>\/Monitor<\/strong><\/span><\/a><\/span><\/p>\n","protected":false,"gt_translate_keys":[{"key":"rendered","format":"html"}]},"excerpt":{"rendered":"<p>Normat e interesit t\u00eb kredis\u00eb p\u00ebr sht\u00ebpi p\u00ebsuan p\u00ebrs\u00ebri r\u00ebnie vitin e kaluar, duke mb\u00ebshtetur zgjerimin e m\u00ebtejsh\u00ebm t\u00eb kreditimit n\u00eb k\u00ebt\u00eb segment.
