Ky z\u00eb, sipas bilancit, p\u00ebrfshin: \u201cdetyrimet nga kontratat me klient\u00ebt jan\u00eb detyrime p\u00ebr t\u00eb transferuar nj\u00ebsit\u00eb nd\u00ebrtimore tek klient\u00ebt p\u00ebr t\u00eb cilat Shoq\u00ebria ka marr\u00eb nj\u00eb parapagim\u201d.<\/span><\/p>\n<p><span style=\"color: #000000;\">Megjithat\u00eb, kompania ka deklaruar t\u00eb ardhura zero, sepse \u201ct\u00eb ardhurat do t\u00eb njihen n\u00eb momentin e dor\u00ebzimit t\u00eb nj\u00ebsive t\u00eb banimit, fillimisht n\u00eb vitin 2025\u201d. \u201cShoq\u00ebria ka arritur n\u00eb konkluzionin q\u00eb t\u00eb ardhurat nga shitja e pronave njihen n\u00eb nj\u00eb moment n\u00eb koh\u00eb kur transferohet kontrolli, n\u00eb p\u00ebrgjith\u00ebsi me p\u00ebrfundimin e pron\u00ebs dhe pranimit nga ana e klientit\u201d. Humbjet ishin 522 milion\u00eb lek\u00eb n\u00eb 2024-n, nga 612 milion\u00eb lek\u00eb n\u00eb 2023-n.<\/span><\/p>\n<p><span style=\"color: #000000;\">Ndon\u00ebse ky \u00ebsht\u00eb nj\u00eb investim q\u00eb ka p\u00ebrfituar, p\u00ebrjashtime nga taksat, madje dhe at\u00eb t\u00eb infrastruktur\u00ebs, si dhe ka marr\u00eb nj\u00eb sip\u00ebrfaqe t\u00eb madhe prone falas p\u00ebr zhvillim, investitori, n\u00eb dy vitet e para t\u00eb t\u00eb aktivitetit, vet\u00ebm sa ka mbledhur para nga shitja e apartamenteve n\u00eb \u201caj\u00ebr\u201d.<\/span><\/p>\n<p><span style=\"color: #000000;\">Kompania u paraqit si investitore, por ajo rezulton se po i ark\u00ebton parat\u00eb nga parapagimet e klient\u00ebve, t\u00eb cilat jan\u00eb nj\u00eb \u201ckomponent i r\u00ebnd\u00ebsish\u00ebm i financimit\u201d, si\u00e7 thuhet n\u00eb raport. \u201cP\u00ebrgjith\u00ebsisht, Shoq\u00ebria ark\u00ebton parapagime afatgjata nga klient\u00ebt. Shoq\u00ebria ka arritur n\u00eb p\u00ebrfundimin q\u00eb p\u00ebr k\u00ebto kontrata kemi p\u00ebrfshirjen e nj\u00eb komponenti t\u00eb r\u00ebnd\u00ebsish\u00ebm t\u00eb financimit\u201d.<\/span><\/p>\n<p><span style=\"color: #000000;\">T\u00eb ardhurat e mbledhura deri tani duket se jan\u00eb t\u00eb mjaftueshme p\u00ebr t\u00eb financuar shenzimet e nd\u00ebrtimit n\u00eb vitin 2024. Shoq\u00ebria raporton n\u00eb bilanc se kostot e nd\u00ebrtimit p\u00ebr vitin 2024 ishin rreth 3.4 miliard\u00eb lek\u00eb, ose rreth 35 mln euro (Kostot e nd\u00ebrtimit 1,9 mld lek\u00eb; Kostot e zhvillimit 899 milion\u00eb lek\u00eb; Kostot e infrastruktur\u00ebs p\u00ebr nd\u00ebrtesat 28 milion\u00eb lek\u00eb; Inventare t\u00eb tjer\u00eb 563 milion\u00eb lek\u00eb). K\u00ebto kosto jan\u00eb t\u00eb lidhura me tre godinat e para, A01, A02, A04, t\u00eb cilat jan\u00eb aktualisht n\u00eb nd\u00ebrtim e sip\u00ebr.<\/span><\/p>\n<p><span style=\"color: #000000;\">Shitja e apartamenteve n\u00eb zon\u00ebn ku do t\u00eb zhvillohet projekti strategjik u njoftua q\u00eb n\u00eb fund t\u00eb vitit 2022.<\/span><\/p>\n<p><span style=\"color: #000000;\">Q\u00eb nga ajo koh\u00eb kompania ka hapur disa her\u00eb procesin e shitjes s\u00eb godinave t\u00eb ndryshme, teksa \u00e7mimi \u00ebsht\u00eb rritur vazhdimisht, duke arritur n\u00eb mbi 3000 euro\/m2, nga rreth 1500-1600 euro q\u00eb nis\u00ebn shitjet n\u00eb fillim.<\/span><\/p>\n<p><span style=\"color: #000000;\">Shitjet, jo vet\u00ebm q\u00eb filluan pa u marr\u00eb leja e nd\u00ebrtimit, por n\u00eb kontrat\u00eb parashikohej q\u00eb dhe 40% e vler\u00ebs s\u00eb apartamenteve do t\u00eb paguhet para marrjes s\u00eb lejes s\u00eb nd\u00ebrtimit e ndar\u00eb n\u00eb 20% e \u00e7mimit t\u00eb blerjes q\u00eb paguhet brenda 5 dit\u00ebve nga n\u00ebnshkrimi i Marr\u00ebveshjes Paraprake t\u00eb Shitjes; 10% e \u00e7mimit t\u00eb blerjes t\u00eb paguhet jo m\u00eb von\u00eb se 3 muaj nga data e lejes s\u00eb nd\u00ebrtimit dhe 10% e \u00e7mimit t\u00eb blerjes t\u00eb paguhet jo m\u00eb von\u00eb se 6 muaj nga data e lejes s\u00eb nd\u00ebrtimit.<\/span><\/p>\n<p><span style=\"color: #000000;\"><strong>Projekti \u201cstrategjik\u201d<\/strong><\/span><\/p>\n<p><span style=\"color: #000000;\">Durr\u00ebs Marina Sha. u krijua n\u0451 Tirane si nj\u0451 shoq\u0451ri aksionare m\u0451 dat\u0451 30 Janar 2023. Aktiviteti i saj \u00ebsht\u00eb zhvillimi i pasurive t\u00eb paluajtshme, p\u00ebr p\u00ebrdorime t\u00eb ndryshme, n\u00eb p\u00ebrputhje me Master Planin e kompanis\u00eb Durr\u00ebs Marina, si dhe operimin dhe menaxhimin e aktiviteteve t\u00eb ndryshme t\u00eb biznesit n\u00eb p\u00ebrputhje me Planin e Biznesit t\u00eb projektit Durres Yachts &amp; Marina.<\/span><\/p>\n<p><span style=\"color: #000000;\">Shoq\u00ebria \u00ebsht\u00eb pajisur me Status t\u00eb \u2018\u2019Investim\/Investitor Strategjik\u2019\u2019 p\u00ebr projektin e investimit \u2018Durr\u00ebs Yachts &amp; Marina\u2019, p\u00ebr nj\u00eb periudhe 20 vje\u00e7are, sipas Marr\u00ebveshjes Kuad\u00ebr Jahtet dhe Marina Durr\u00ebs mes K\u00ebshillit t\u00eb ministrave t\u00eb Republik\u00ebs s\u00eb Shqip\u00ebris\u00eb dhe Eagle Hills Real Estate Development dhe Albanian Seaports Development Company, t\u00eb n\u00ebnshkruar m\u00eb 30 janar 2023.<\/span><\/p>\n<p><span style=\"color: #000000;\">Pasuria mbi t\u00eb cil\u00ebn do t\u00eb zhvillohet projekti \u00ebsht\u00eb n\u00eb pron\u00ebsi t\u00eb Albanian Seaport Development Company.<\/span><\/p>\n<p><span style=\"color: #000000;\">Referuar marr\u00ebveshjes se zhvillimit mes Durr\u00ebs Marina Sha dhe Albanian Seaport Development company dat\u00eb 19 Korrik 2023, pasuria do t\u00eb jet\u00eb n\u00eb dispozicion t\u00eb zhvilluesit t\u00eb projektit duke respektuar afatet e dor\u00ebzimit t\u00eb specifikuara n\u00eb kontrat\u00eb.<\/span><\/p>\n<p><span style=\"color: #000000;\">Eagle Hills Real Estate Development zot\u00ebron 67% t\u00eb aksioneve n\u00eb Durr\u00ebs Marina, nd\u00ebrsa kompania q\u00eb p\u00ebrfaq\u00ebson pal\u00ebn shqiptare, Albanian Seaports Development Company, mban 33% t\u00eb aksioneve.<\/span><\/p>\n<p><span style=\"color: #000000;\">Kompania Eagle Hills Real Estate Development, p\u00ebrfaq\u00ebson n\u00eb investim biznesmenin nga Emiratet e Bashkuara Arabe, Mohamed Alabbar. Kjo kompani ka b\u00ebr\u00eb nj\u00eb rritje kapitali prej 7 milion\u00eb eurosh n\u00eb korrik 2023, q\u00eb mbeti i pandryshuar dhe n\u00eb 2024.<\/span><\/p>\n<p><span style=\"color: #000000;\">Pala shqiptare ka kontribuar me tok\u00ebn ku do t\u00eb nd\u00ebrtohet kompleksi rezidencial Durr\u00ebs Marina. N\u00eb muajin shkurt 2023, qeveria shqiptare i transferoi aksionerit shqiptar nj\u00eb list\u00eb me 281 prona shtet\u00ebrore p\u00ebr nj\u00eb sip\u00ebrfaqe totale prej 818 mij\u00eb m2, sip\u00ebrfaqe q\u00eb do t\u00eb p\u00ebrdoret n\u00eb funksion t\u00eb projektit.<\/span><\/p>\n<p><span style=\"color: #000000;\">P\u00ebrve\u00e7 ofrimit t\u00eb truallit, qeveria shqiptare do t\u00eb \u00e7liroj\u00eb kompanin\u00eb nga detyrimi p\u00ebr pages\u00ebn e taks\u00ebs s\u00eb ndikimit t\u00eb infrastruktur\u00eb dhe fondit t\u00eb strehimit social, q\u00eb vler\u00ebsohen n\u00eb rreth 7% t\u00eb vler\u00ebs s\u00eb parashikuar t\u00eb shitjeve.<\/span><\/p>\n<p><span style=\"color: #000000;\">Gjithsej, parashikohet nd\u00ebrtimi i gati 13 mij\u00eb apartamenteve (4 mij\u00eb n\u00eb faz\u00ebn e par\u00eb dhe rreth 8,600 n\u00eb faz\u00ebn e dyt\u00eb), nd\u00ebrsa do t\u00eb k\u00ebt\u00eb vet\u00ebm pak hotele me m\u00eb shum\u00eb se 850 dhoma.<\/span><\/p>\n<p><span style=\"color: #000000;\">Parashikohen vet\u00ebm 280 vende p\u00ebr jahte. 93% e sip\u00ebrfaqes s\u00eb nd\u00ebrtimit t\u00eb parashikuar do t\u00eb jet\u00eb rezidenciale dhe nga 3.5% p\u00ebrkat\u00ebsisht do t\u00eb jen\u00eb hotele dhe sip\u00ebrfaqe tregtare, shkruan<\/span> <span style=\"color: #0000ff;\"><strong>Monitor.<\/strong><\/span><\/p>\n<p><span style=\"color: #000000;\">Projekti parashikohet t\u00eb ket\u00eb nj\u00eb vler\u00eb prej rreth dy miliard\u00eb eurosh, por vet\u00ebm nj\u00eb pjes\u00eb e vog\u00ebl e tij do t\u00eb financohet me kapitalet e investitorit kryesor, Mohamed Alabbar. Pjesa m\u00eb e madhe e kompleksit rezidencial do t\u00eb financohet nga shitja e pronave q\u00eb para nd\u00ebrtimit t\u00eb tyre dhe eventualisht nga burime t\u00eb tjera, si financimet bankare.<\/span><\/p>\n<p><span style=\"color: #000000;\">I gjith\u00eb projekti pritet t\u00eb gjeneroj\u00eb n\u00eb 35 vjet rreth 3.2 miliard\u00eb euro t\u00eb ardhura.
