Krahasuar me vjet, numri i tyre u rrit 3,9%.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb muajin maj, numri i shtetasve t\u00eb huaj q\u00eb hyn\u00eb n\u00eb Shqip\u00ebri arriti n\u00eb 987 mij\u00eb, me rritje 1,4% krahasuar me majin 2024. N\u00eb janar, numri i turist\u00ebve u rrit 14,5% krahasuar me janar 2024 dhe n\u00eb shkurt rritja ishte 7,4%.<\/span><\/p>\n<p><span style=\"color: #000000;\">P\u00ebr ekspertin e ekonomis\u00eb,\u00a0<a style=\"color: #000000;\" href=\"https:\/\/shqiptarja.com\/tag\/2857\">Arben Malaj<\/a>, ky nivel i lart\u00eb vizitor\u00ebsh po \u00e7on drejtp\u00ebrdrejt n\u00eb rritjen e k\u00ebrkes\u00ebs p\u00ebr banesa me qira, p\u00ebr blerje prone, si dhe p\u00ebr mallra t\u00eb konsumit t\u00eb p\u00ebrditsh\u00ebm.<\/span><\/p>\n<p><span style=\"color: #000000;\">Sipas tij, kjo ka sjell\u00eb rritje t\u00eb ndjeshme t\u00eb \u00e7mimeve n\u00eb k\u00ebta sektor\u00eb, deri n\u00eb nivele k\u00ebrc\u00ebnuese p\u00ebr vendasit.<\/span><\/p>\n<p><span style=\"color: #000000;\"><em>\u201cMe rritjen e numrit t\u00eb turist\u00ebve, rritet k\u00ebrkesa p\u00ebr sh\u00ebrbime si akomodimi, ushqimi dhe transporti. Ky presion mbi ofert\u00ebn ekzistuese shpesh \u00e7on n\u00eb:<\/em><\/span><\/p>\n<p><span style=\"color: #000000;\"><em>Rritje sezonale t\u00eb \u00e7mimeve n\u00eb zonat bregdetare dhe turistike;<\/em><\/span><\/p>\n<p><span style=\"color: #000000;\"><em>P\u00ebrshtatje e tregut p\u00ebr t\u00eb p\u00ebrfituar m\u00eb shum\u00eb nga turist\u00ebt, q\u00eb kan\u00eb m\u00eb shum\u00eb kapacitet blerjeje sesa vendasit;<\/em><\/span><\/p>\n<p><span style=\"color: #000000;\"><em>Fenomenin e \u201cairbnb-izimit\u201d, ku shum\u00eb banesa merren nga tregu i banimit p\u00ebr t\u00eb b\u00ebr\u00eb nj\u00eb \u00e7mim turistik m\u00eb t\u00eb lart\u00eb\u201d, \u2013 pohon ai.<\/em><\/span><\/p>\n<p><span style=\"color: #000000;\">Gjat\u00eb diskutimeve p\u00ebr perspektivat turistike t\u00eb Shqip\u00ebris\u00eb, ku parashikohet q\u00eb deri n\u00eb fund t\u00eb vitit 2025 numri i turist\u00ebve t\u00eb huaj t\u00eb arrij\u00eb nga 12 deri n\u00eb 14 milion\u00eb, sipas ekspertit t\u00eb ekonomis\u00eb Arben Malaj, ky fluks i lart\u00eb pritet t\u00eb sjell\u00eb edhe m\u00eb tej rritje t\u00eb konsiderueshme t\u00eb k\u00ebrkes\u00ebs p\u00ebr sh\u00ebrbime dhe infrastruktur\u00eb turistike n\u00eb vend.<\/span><\/p>\n<p><span style=\"color: #000000;\"><strong>Kostoja e shtrenjt\u00eb e strehimit nga\u00a0<a style=\"color: #000000;\" href=\"https:\/\/shqiptarja.com\/tag\/161\">turizmi<\/a><\/strong><\/span><\/p>\n<p><span style=\"color: #000000;\">Nj\u00eb nga efektet kryesore m\u00eb t\u00eb ndjeshme t\u00eb turizmit n\u00eb rritje \u00ebsht\u00eb ai mbi tregun e qirave p\u00ebr q\u00ebllime strehimi. Turist\u00ebt q\u00eb vizitojn\u00eb Shqip\u00ebrin\u00eb parap\u00eblqejn\u00eb t\u00eb q\u00ebndrojn\u00eb n\u00eb apartamente me qira ditore sesa n\u00eb hotele, p\u00ebr shkak t\u00eb \u00e7mimit m\u00eb t\u00eb lir\u00eb. Edhe n\u00eb vitin 2025 vijon t\u00eb mbetet i ul\u00ebt numri i shtetasve t\u00eb huaj q\u00eb hyjn\u00eb n\u00eb vend dhe q\u00ebndrojn\u00eb n\u00eb strukturat zyrtare akomoduese.<\/span><\/p>\n<p><span style=\"color: #000000;\">Sipas t\u00eb dh\u00ebnave t\u00eb INSTAT, n\u00eb muajin prill hyn\u00eb 819,1 mij\u00eb shtetas t\u00eb huaj, por vet\u00ebm 149,6 mij\u00eb apo rreth 20% e vizitor\u00ebve jorezident\u00eb q\u00ebndruan n\u00eb strukturat akomoduese. T\u00eb dh\u00ebnat e INSTAT tregojn\u00eb se rreth 80% e shtetasve t\u00eb huaj q\u00eb vijn\u00eb n\u00eb vend nuk q\u00ebndrojn\u00eb n\u00eb strukturat e regjistruara t\u00eb akomodimit.<\/span><\/p>\n<p><span style=\"color: #000000;\">Turist\u00ebt e huaj parap\u00eblqejn\u00eb t\u00eb q\u00ebndrojn\u00eb n\u00eb apartamentet me qira ditore p\u00ebr shkak t\u00eb \u00e7mimeve t\u00eb ul\u00ebta sipas Stela Dhami.<\/span><\/p>\n<p><span style=\"color: #000000;\"><em>\u201cAto jan\u00eb m\u00eb t\u00eb prekshme p\u00ebr turist\u00ebt q\u00eb n\u00eb Shqip\u00ebri vijn\u00eb kryesisht t\u00eb orientuar prej \u00e7mimeve m\u00eb t\u00eb lira krahasuar me vendet e zhvilluara turistike apo me rajonin. Gjithashtu k\u00ebto struktura akomodojn\u00eb shum\u00eb mir\u00eb familjet dhe udh\u00ebtar\u00ebt n\u00eb grup t\u00eb cil\u00ebt kan\u00eb d\u00ebshir\u00eb t\u00eb jen\u00eb n\u00eb t\u00eb nj\u00ebjtin ambient\u201d, pohoi m\u00eb her\u00ebt znj. Dhami.<\/em><\/span><\/p>\n<p><span style=\"color: #000000;\">Por shtimi i k\u00ebrkes\u00ebs p\u00ebr akomodim n\u00eb k\u00ebto struktura ka nxitur rritjen e numrit t\u00eb tyre. Sipas t\u00eb dh\u00ebnave t\u00eb AirDNA p\u00ebr \u201cMonitor\u201d, n\u00eb prill kishte 23,4 mij\u00eb nj\u00ebsi t\u00eb listuara p\u00ebr t\u2019u dh\u00ebn\u00eb me qira, me rritje prej 38% n\u00eb raport me t\u00eb nj\u00ebjtin muaj t\u00eb nj\u00eb viti m\u00eb par\u00eb, ose rreth 6,4 mij\u00eb apartamente, apo nj\u00ebsi banimi m\u00eb shum\u00eb.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb prill 2023, kishte vet\u00ebm 12,6 mij\u00eb nj\u00ebsi t\u00eb listuara, pra n\u00eb dy vjet, numri i tyre \u00ebsht\u00eb dyfishuar. Numri i apartamenteve\u00a0 p\u00ebr t\u2019u marr\u00eb qira n\u00eb prill 2025 ishte i nj\u00ebjti me gushtin 2024, kur gjithnj\u00eb sh\u00ebnohet rekord p\u00ebr shkak t\u00eb k\u00ebrkes\u00ebs s\u00eb lart\u00eb n\u00eb kulmin e sezonit.<\/span><\/p>\n<p><span style=\"color: #000000;\">Zgjerimi i tregut po shton ndjesh\u00ebm ofert\u00ebn p\u00ebr apartamente me qira ditore, p\u00ebr rrjedhoj\u00eb edhe \u00e7mimet jan\u00eb m\u00eb t\u00eb lira sesa vendet europiane. P\u00ebr apartamente 2+1, mesatarja e \u00e7mimeve \u00ebsht\u00eb 200 deri n\u00eb 250 euro m\u00eb e lart\u00eb. Qiraja mujore p\u00ebr k\u00ebt\u00eb tipologji pronash varion nga 550 deri n\u00eb 1,300 euro.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb vitin 2024, sipas agjent\u00ebve imobiliar\u00eb, \u00e7mimet e qirave p\u00ebr q\u00ebllime strehimi u rrit\u00ebn mesatarisht nga 10 deri n\u00eb 20% krahasuar me vitin e m\u00ebparsh\u00ebm. Rritja m\u00eb e ndjeshme ishte n\u00eb zonat af\u00ebr qendr\u00ebs, ku shum\u00eb apartamente jan\u00eb kthyer n\u00eb struktura akomoduese p\u00ebr qira ditore, p\u00ebr shkak t\u00eb fluksit n\u00eb rritje t\u00eb turist\u00ebve t\u00eb huaj.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb zon\u00ebn e ish-Bllokut, \u00e7mimi i qirave p\u00ebr apartamente 1+1 n\u00eb muajin shtator arriti deri n\u00eb 800 euro n\u00eb muaj nga 750 euro q\u00eb ishte niveli maksimal i qiras\u00eb vitin e kaluar. Rritja \u00ebsht\u00eb rreth 7%. Nd\u00ebrsa p\u00ebr prona 2+1, qirat\u00eb nisin nga 1,000 deri n\u00eb 1,300 euro nga 950 deri 1,000 euro n\u00eb muaj n\u00eb muajin shtator t\u00eb 2023.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb zona t\u00eb tjera si ajo pran\u00eb Stadiumit \u201cAir Albania\u201d, \u00e7mimet p\u00ebr apartamente me struktur\u00eb 1+1 arrit\u00ebn n\u00eb 800 euro n\u00eb muaj nga 650 euro q\u00eb ishte nj\u00eb vit m\u00eb par\u00eb. Alban Zusi, drejtues i Qendr\u00ebs s\u00eb Eksporteve Shqiptare, pohon se fenomeni po ndikohet edhe nga mungesa e konkurrueshm\u00ebris\u00eb s\u00eb prodhimit vendas, e\u00a0 ndikuar nga kostot e larta t\u00eb prodhimit, zhvler\u00ebsimi i Euros dhe turizmit p\u00ebr marrjen e fuqis\u00eb pun\u00ebtore. Produktet vendase n\u00eb supermarkete shpesh shiten m\u00eb shtrenjt\u00eb se ato t\u00eb importit, duke v\u00ebshtir\u00ebsuar pozit\u00ebn e prodhuesit vendas n\u00eb treg.<\/span><\/p>\n<p><span style=\"color: #000000;\"><em>\u201c\u00c7mimet e produkteve vendase p\u00ebrfshir\u00eb produktet e bulmetit, t\u00eb p\u00ebrpunimit t\u00eb mishit (sallameria-proshutat), p\u00ebrfshir\u00eb prodhime t\u00eb tjera, si: \u2018mozzarella\u2019, n\u00eb markete po shiten m\u00eb shtrenjt\u00eb sesa produktet e importit. Por edhe kjo tendenc\u00eb nuk e ndihmon prodhuesin vend\u00ebs p\u00ebr tregtimin e produkteve.<\/em><\/span><\/p>\n<p><span style=\"color: #000000;\"><em>P\u00ebrve\u00e7 problemeve strukturore q\u00eb po has aktualisht sektori i prodhimit, edhe turizmi po ndikon n\u00eb rritjen e kostos prodhuese, ve\u00e7an\u00ebrisht te shpenzimet p\u00ebr fuqin\u00eb pun\u00ebtore. Shum\u00eb punonj\u00ebs t\u00eb industris\u00eb p\u00ebrpunuese, t\u00eb joshur nga pagat e larta largohen p\u00ebr pun\u00ebsime sezonale drejt zonave bregdetare.
