Indeksi i besimit i Bank\u00ebs s\u00eb Shqip\u00ebris\u00eb, p\u00ebr sektorin e nd\u00ebrtimit u b\u00ebn t\u00eb anketuarve pyetjen:<\/span><\/p>\n<p><span style=\"color: #000000;\">P\u00ebr muajin qershor, balanca[1]\u00a0e p\u00ebrgjigjeve vijon t\u00eb mbetet pozitive, d.m.th. m\u00eb shum\u00eb nd\u00ebrtues presin q\u00eb \u00e7mimet t\u00eb rriten sesa t\u00eb ulen, por kjo balanc\u00eb \u00ebsht\u00eb ulur ndjesh\u00ebm n\u00eb raport me muajt e m\u00ebparsh\u00ebm. Balanca e p\u00ebrgjigjeve ishte 7.2 pik\u00eb p\u00ebrqindje n\u00eb qershor, nga 14.3 pik\u00eb p\u00ebrqindje n\u00eb maj. R\u00ebnia n\u00eb balanc\u00eb n\u00eb tremujorin e fundit (nga 14.3 n\u00eb 7.2) sugjeron se pritshm\u00ebrit\u00eb p\u00ebr rritje \u00e7mimesh po zbehen. Pas muajit n\u00ebntor 2024, kjo \u00ebsht\u00eb pritshm\u00ebria e dyt\u00eb m\u00eb e ul\u00ebt q\u00eb nga n\u00ebntori i vitit 2020.<\/span><\/p>\n<p><span style=\"color: #000000;\">Sipas Bank\u00ebs s\u00eb Shqip\u00ebris\u00eb, \u201ctreguesi i besimit n\u00eb nd\u00ebrtim (TBN) u rrit me 1.6 pik\u00eb p\u00ebrqindje n\u00eb qershor. Ky tregues q\u00ebndron 15.4 pik\u00eb p\u00ebrqindje mbi mesataren afatgjat\u00eb. Rritja e TBN-s\u00eb u p\u00ebrcaktua kryesisht nga vler\u00ebsimet m\u00eb t\u00eb larta p\u00ebr aktivitetin aktual nd\u00ebrtues. Pritjet p\u00ebr \u00e7mimet dhe p\u00ebr pun\u00ebsimin n\u00eb t\u00eb ardhmen jan\u00eb vler\u00ebsuar me r\u00ebnie\u201d.<\/span><\/p>\n<p><span style=\"color: #000000;\">Deri n\u00eb fund t\u00eb 2019-s, balanca e p\u00ebrgjigjeve p\u00ebr \u00e7mimet n\u00eb nd\u00ebrtim ishte negative, ose af\u00ebr zeros, q\u00eb tregonte se nd\u00ebrtuesit nuk prisnin rritje t\u00eb \u00e7mimeve. Nga viti 2021, nd\u00ebrtuesit q\u00eb prisnin rritje \u00e7mimesh u rrit\u00ebn ndjesh\u00ebm, duke kulmuar n\u00eb mars-dhjetor 2022, me 30-48 pik\u00eb p\u00ebrqindje. Pritshm\u00ebria p\u00ebr rritje vijoi dhe p\u00ebrgjat\u00eb 2024-s, ndon\u00ebse me nj\u00eb balanc\u00eb m\u00eb t\u00eb ul\u00ebt, 11-17 pik\u00eb p\u00ebrqiddje.<\/span><\/p>\n<p><span style=\"color: #000000;\">Planet e nd\u00ebrtuesve p\u00ebr \u00e7mimet rezultojn\u00eb se jan\u00eb materializuar. Banka e Shqip\u00ebris\u00eb ka vler\u00ebsuar se \u00e7mimet e banesave iu kthyen rritjes s\u00eb shpejt\u00eb n\u00eb gjasht\u00ebmujorin e dyt\u00eb t\u00eb vitit t\u00eb kaluar. Indeksi Fischer i p\u00ebrllogaritur nga Banka e Shqip\u00ebris\u00eb tregoi q\u00eb \u00e7mimi mesatar i banesave t\u00eb shitura gjat\u00eb periudh\u00ebs u rrit me 23.6% n\u00eb krahasim me gjasht\u00ebmujorin e kaluar, dhe me 44.5% n\u00eb krahasim me nj\u00eb vit m\u00eb par\u00eb.<\/span><\/p>\n<p><span style=\"color: #000000;\">Sipas agjencive t\u00eb pasurive t\u00eb paluajtshme, \u00e7mimet e shitjes n\u00eb disa prej zonave periferike nga Paskuqani n\u00eb Shkoz\u00eb variojn\u00eb nga 900 deri 1,400 euro p\u00ebr met\u00ebr katror.<\/span><\/p>\n<p><span style=\"color: #000000;\">Prej 3-4 vitesh, sipas agjent\u00ebve t\u00eb tregut real estate, banesat brenda zon\u00ebs s\u00eb verdh\u00eb t\u00eb nd\u00ebrtimit ofrohen me \u00e7mime shitje mbi 1,500 euro p\u00ebr met\u00ebr katror.<\/span><\/p>\n<p><span style=\"color: #000000;\">Nd\u00ebrsa n\u00eb zonat e qendr\u00ebs dhe brenda Unaz\u00ebs s\u00eb Vog\u00ebl nuk gjen m\u00eb apartamente me \u00e7mime n\u00ebn 2,000 euro p\u00ebr met\u00ebr katror dhe sa m\u00eb shum\u00eb i afrohesh qendr\u00ebs \u00e7mimet arrijn\u00eb n\u00eb 3-4 mij\u00eb euro\/met\u00ebr katror.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb zon\u00ebn pran\u00eb liqenit dhe n\u00eb kullat n\u00eb qend\u00ebr t\u00eb Tiran\u00ebs, \u00e7mimet fillojn\u00eb nga 5 mij\u00eb euro p\u00ebr met\u00ebr katror.<\/span><\/p>\n<p><span style=\"color: #000000;\">Ekspert\u00ebt e tregut t\u00eb real estate-it v\u00ebn\u00eb n\u00eb dukje se ky nivel \u00e7mimesh n\u00eb nj\u00eb treg me t\u00eb ardhura mesatare ende m\u00eb t\u00eb ul\u00ebta se rajoni hap diskutime t\u00eb vlefshme mbi p\u00ebrballueshm\u00ebrin\u00eb p\u00ebr bler\u00ebsit vendas dhe mbi potencialin p\u00ebr t\u00eb orientuar zhvillimin urban n\u00eb m\u00ebnyra q\u00eb t\u00eb p\u00ebrfitojn\u00eb nga k\u00ebrkesa e re dhe dinamika t\u00eb reja t\u00eb tregut.<a href=\"https:\/\/monitor.al\/rritet-numri-i-ndertuesve-qe-presin-ulje-te-cmimeve-te-apartamenteve\/\"><span style=\"color: #0000ff;\"><strong>\/Monitor<\/strong><\/span><\/a><\/span><\/p>\n","protected":false,"gt_translate_keys":[{"key":"rendered","format":"html"}]},"excerpt":{"rendered":"<p>Gjithnj\u00eb e m\u00eb shum\u00eb nd\u00ebrtues po presin q\u00eb tendenca e \u00e7mimeve t\u00eb apartamenteve t\u00eb jet\u00eb n\u00eb ulje n\u00eb muajt n\u00eb vijim.
