N\u00eb pamjen e publikuar \u00ebsht\u00eb e qart\u00eb q\u00eb nd\u00ebrtimet jan\u00eb t\u00eb ngjeshura, duke l\u00ebn\u00eb pak hap\u00ebsir\u00eb, nj\u00eb model q\u00eb \u00ebsht\u00eb ndjekur dhe n\u00eb zhvillimin e bregdetit t\u00eb Golemit.<\/span><\/p>\n<p><span style=\"color: #000000;\">Sipas planit t\u00eb biznesit t\u00eb projektit, t\u00eb publikuar m\u00eb her\u00ebt, \u00e7mimet e shitjes do t\u00eb variojn\u00eb midis 1500-2000 euro\/m2.<\/span><\/p>\n<p><span style=\"color: #000000;\">Ndon\u00ebse ky \u00ebsht\u00eb nj\u00eb investim q\u00eb ka marr\u00eb statusin strategjik (duke p\u00ebrfituar p\u00ebrjashtime nga taksat, madje dhe at\u00eb t\u00eb infrastruktur\u00ebs dhe nd\u00ebrtimit), t\u00eb dh\u00ebnat e planit t\u00eb biznesit tregojn\u00eb se, t\u00eb pakt\u00ebn n\u00eb faz\u00ebn e par\u00eb, kemi t\u00eb b\u00ebjm\u00eb m\u00eb shum\u00eb me nj\u00eb projekt t\u00eb pasurive t\u00eb paluajtshme, sidomos n\u00eb faz\u00ebn e par\u00eb t\u00eb tij, sesa kthimin e hap\u00ebsirave t\u00eb portit n\u00eb nj\u00eb destinacion t\u00eb mir\u00ebfillt\u00eb turistik. 93% e sip\u00ebrfaqes s\u00eb nd\u00ebrtimit t\u00eb parashikuar do t\u00eb jet\u00eb rezidenciale dhe nga 3.5% p\u00ebrkat\u00ebsisht do t\u00eb jen\u00eb hotele dhe sip\u00ebrfaqe tregtare.<\/span><\/p>\n<p><span style=\"color: #000000;\">Gjithsej, parashikohet nd\u00ebrtimi i gati 13 mij\u00eb apartamenteve (4 mij\u00eb n\u00eb faz\u00ebn e par\u00eb dhe rreth 8600 n\u00eb faz\u00ebn e dyt\u00eb), nd\u00ebrsa do t\u00eb k\u00ebt\u00eb vet\u00ebm pak hotele me m\u00eb shum\u00eb se 850 dhoma. Parashikohen vet\u00ebm 280 vende p\u00ebr jahte.<\/span><\/p>\n<p><span style=\"color: #000000;\">Edhe skema e financimit t\u00eb apartamenteve \u00ebsht\u00eb e ngjashme me at\u00eb q\u00eb ndodh r\u00ebndom n\u00eb vend, duke mund\u00ebsuar parapagimet, d.m.th. shitjen e apartamenteve q\u00eb n\u00eb aj\u00ebr. Investimi i parashikuar n\u00eb faz\u00ebn e par\u00eb \u00ebsht\u00eb 595 milion\u00eb euro.<\/span><\/p>\n<p><span style=\"color: #000000;\">Kompanive investitore u k\u00ebrkohet q\u00eb t\u00eb mbajn\u00eb n\u00eb llogarit\u00eb e tyre nj\u00eb shum\u00eb q\u00eb korrespondon me tridhjet\u00eb p\u00ebr qind (30%) t\u00eb financimit t\u00eb nevojsh\u00ebm p\u00ebr zhvillimin e sheshit t\u00eb faz\u00ebs 1, pra rreth 180 milion\u00eb euro, nd\u00ebrsa mund t\u00eb grumbullojn\u00eb t\u00eb ardhura nga shitjet, apo t\u00eb fusin bashk\u00eb financues t\u00eb tjer\u00eb.<\/span><\/p>\n<p><span style=\"color: #000000;\">Sipas planit, sip\u00ebrfaqja dysheme bruto e nd\u00ebrtimit (Gross floor area -GFA) do t\u00eb jet\u00eb 1.36 milion\u00eb metra katror, q\u00eb mund t\u00eb arrij\u00eb deri n\u00eb 2 milion\u00eb m2 n\u00eb skenarin m\u00eb t\u00eb mir\u00eb, n\u00eb nj\u00eb sip\u00ebrfaqe neto prej rreth 440 mij\u00eb m2.<\/span><\/p>\n<p><span style=\"color: #000000;\">Nga sip\u00ebrfaqja e nd\u00ebrtimit n\u00eb skenarin e par\u00eb (1.36 milion\u00eb m2), rreth 93% do t\u00eb jet\u00eb sip\u00ebrfaqe rezidenciale dhe nga 3.5% p\u00ebrkat\u00ebsisht do t\u00eb jen\u00eb hotele dhe sip\u00ebrfaqe tregtare.<\/span><\/p>\n<p><span style=\"color: #000000;\">I gjith\u00eb projekti pritet t\u00eb gjeneroj\u00eb n\u00eb 35 vjet rreth 3.2 miliard\u00eb euro t\u00eb ardhura. Nga shuma totale e t\u00eb ardhurave, 2.26 miliard\u00eb euro, ose 70% e totalit t\u00eb t\u00eb ardhurave do t\u00eb gjenerohet nga shitja e apartamenteve.<\/span><\/p>\n<p><span style=\"color: #000000;\">Faza e par\u00eb e nd\u00ebrtimit t\u00eb apartamenteve pritet q\u00eb t\u00eb filloj\u00eb n\u00eb tremujorin e par\u00eb 2023.
