Indeksi merr p\u00ebr baz\u00eb t\u00eb ardhurat neto t\u00eb disponueshme t\u00eb nj\u00eb familje, \u00e7mimin mesatar t\u00eb nj\u00eb metri katror t\u00eb qendr\u00ebs dhe periferis\u00eb, si dhe koston e nj\u00eb kredie p\u00ebr 20 vjet. Sa m\u00eb u ul\u00ebt t\u00eb jet\u00eb ky raport, aq m\u00eb t\u00eb leht\u00eb e kan\u00eb familjet p\u00ebr t\u00eb bler\u00eb nj\u00eb sht\u00ebpi.<\/span><\/p>\n<p><span style=\"color: #000000;\">P\u00ebr Bjellorusin\u00eb q\u00eb vler\u00ebsohet si shteti m\u00eb i shtrenjt\u00eb p\u00ebr \u00e7mimet e apartamenteve, nj\u00eb familje i duhen 17,4 vite t\u00eb ardhura, nd\u00ebrsa n\u00eb Rusi q\u00eb klasifikohet e dyta nj\u00eb familje i duhen 16,8 vite.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb raport me vendet e rajonit shteti m\u00eb i lir\u00eb renditet Kosova. Indeksi i p\u00ebrballueshm\u00ebris\u00eb p\u00ebr blerjen e nj\u00eb apartamenti n\u00eb Kosov\u00eb \u00ebsht\u00eb 11,7 vite. M\u00eb pas vjen Maqedonia e Veriut 12,7 vite, Mali i Zi me indeks 13,3 dhe Serbia me indeksin 14,8.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb indeksin e \u00e7mimeve t\u00eb pasurive t\u00eb paluajtshme p\u00ebr periudh\u00ebn janar-korrik 2021 sipas t\u00eb dh\u00ebnave t\u00eb Numbeo-s, Shqip\u00ebria renditej e 7-ta me indeks 13,7 vite. Nd\u00ebr vendet e rajonit m\u00eb e shtrenjta klasifikohej Serbia n\u00eb 2021 me indeks 15,8 vite. Ky shtet p\u00ebr Europ\u00ebn u klasifikua i dyti. M\u00eb pas renditej Mali i Zi me indeksin 14,3 vite, Maqedonia e Veriut 12,2 dhe Kosova me 10,7 vite.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb kryeqytet k\u00ebt\u00eb vit jan\u00eb hapur shum\u00eb kantiere t\u00eb reja nd\u00ebrtimi. Krahasuar me vjet n\u00eb objektet e reja ku sapo kan\u00eb nisur nd\u00ebrtimet \u00e7mimet jan\u00eb m\u00eb t\u00eb larta. N\u00eb periferit\u00eb e Tiran\u00ebs si\u00e7 \u00ebsht\u00eb Kinostudio apo Astiri \u00e7mimet e apartamenteve t\u00eb reja kan\u00eb arritur 1,000 deri 1,100 euro p\u00ebr met\u00ebr katror nga 900 deri 1,000 q\u00eb ishin vjet \u00e7mimet n\u00eb k\u00ebto zona. K\u00ebt\u00eb vit ka arritur 2,200 euro n\u00eb nd\u00ebrtimin e ri n\u00eb hyrje t\u00eb komun\u00ebs s\u00eb Parisit. Rritja e \u00e7mimit krahasuar me vjet \u00ebsht\u00eb 29,4%.<\/span><\/p>\n<p><span style=\"color: #000000;\">Nd\u00ebrsa n\u00eb zon\u00ebn e Bllokut dhe kullat n\u00eb qend\u00ebr, apartamentet po shiten me 5,000 euro p\u00ebr met\u00ebr katror.Vjet \u00e7mimet e nd\u00ebrtimeve t\u00eb reja n\u00eb zon\u00ebn e ish bllokut nisnin nga 3,000 euro p\u00ebr met\u00ebr katror dhe kullat 4,000 euro p\u00ebr met\u00ebr katror.<\/span><\/p>\n<p><span style=\"color: #000000;\">Arben Dervishi nga Shoqata e Nd\u00ebrtuesve pohoi p\u00ebr Monitor se rritja \u00ebsht\u00eb ndikuar nga shtrenjtimi i \u00e7mimeve t\u00eb materialeve t\u00eb nd\u00ebrtimit, ve\u00e7an\u00ebrisht hekurit, rritjes s\u00eb pagave t\u00eb punonj\u00ebsve dhe shtrenjtimi i \u00e7mimit t\u00eb truallit.<\/span><\/p>\n<p><span style=\"color: #000000;\"><strong>\u00c7mimet e apartamenteve rriten, pagat reale bien<\/strong><\/span><\/p>\n<p><span style=\"color: #000000;\">P\u00ebrkeq\u00ebsimi i aft\u00ebsis\u00eb bler\u00ebse t\u00eb nj\u00eb apartamenti lidhet me rritjen shum\u00eb m\u00eb t\u00eb ul\u00ebt t\u00eb t\u00eb ardhurave, apo r\u00ebnien e tyre n\u00eb terma real\u00eb (e indeksuar p\u00ebr inflacionin) n\u00eb raport me shtrenjtimin e sht\u00ebpive.<\/span><\/p>\n<p><span style=\"color: #000000;\">Sipas t\u00eb dh\u00ebnave t\u00eb INSTAT, n\u00eb fund t\u00eb tremujorit t\u00eb par\u00eb 2022, paga mesatare n\u00eb vend ishte 59 mij\u00eb lek\u00eb, me nj\u00eb r\u00ebnie prej 0.5% n\u00eb krahasim me fundin e 2021-t (kur pagat rriten p\u00ebr shkak t\u00eb shp\u00ebrblimeve) dhe 5.7% m\u00eb shum\u00eb se t\u00eb nj\u00ebjt\u00ebn periudh\u00eb t\u00eb nj\u00eb viti m\u00eb par\u00eb. Por, duke pasur parasysh q\u00eb inflacioni e ka kaluar nivelin prej 7%, rritja reale e pagave \u00ebsht\u00eb negative.<\/span><\/p>\n<p><span style=\"color: #000000;\">Nga viti 2014 (periudha m\u00eb e hershme kur INSTAT raporton t\u00eb dh\u00ebn\u00ebn), paga nominale mesatare n\u00eb vend sipas INSTAT \u00ebsht\u00eb rritur me 25% deri n\u00eb fund t\u00eb vitit 2021. E indeksuar me inflacionin mesatar vjetor, rritja e pagave n\u00eb 7 vjet \u00ebsht\u00eb vet\u00ebm 12%.<\/span><\/p>\n<p><span style=\"color: #000000;\">Nd\u00ebrsa sipas Indeksit t\u00eb Bank\u00ebs s\u00eb Shqip\u00ebris\u00eb, \u00e7mimet e apartamenteve jan\u00eb rritur me 60% p\u00ebr t\u00eb nj\u00ebjt\u00ebn periudh\u00eb.<\/span><\/p>\n<p><span style=\"color: #000000;\">Rritja reale e pagave me 12% dhe ajo e apartamenteve me 60% n\u00eb 7 vitet e fundit ka p\u00ebrkeq\u00ebsuar duksh\u00ebm aft\u00ebsin\u00eb bler\u00ebse t\u00eb familjeve q\u00eb jetojn\u00eb me t\u00eb ardhura normale.
