Agjencit\u00eb imobiliare pohojn\u00eb se \u00e7mimet n\u00eb nd\u00ebrtimet e reja jan\u00eb shtrenjtuar n\u00eb vendet si: Durr\u00ebs, Qerret, Sarand\u00eb dhe Vlor\u00eb.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"color: #000000;\">N\u00eb Durr\u00ebs, \u00e7mimet e apartamenteve larg zon\u00ebs s\u00eb plazhit jan\u00eb shtrenjtuar 20%, nd\u00ebrsa ndryshimi m\u00eb i madh \u00ebsht\u00eb te pronat n\u00eb vij\u00ebn e par\u00eb t\u00eb Shk\u00ebmbit t\u00eb Kavaj\u00ebs, me \u00e7mime 46% m\u00eb t\u00eb larta.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"color: #000000;\">N\u00eb Qerret, \u00e7mimet e sht\u00ebpive t\u00eb reja nga 1,200 euro\/m\u00b2 n\u00eb 2021 k\u00ebt\u00eb vit kan\u00eb arritur deri n\u00eb 1,400 euro\/m\u00b2 (rritja 16%). N\u00eb nd\u00ebrtimet e reja t\u00eb periudh\u00ebs 2021-2022, \u00e7mimet jan\u00eb shtrenjtuar 40%. Rritja e \u00e7mimeve \u00ebsht\u00eb ndikuar nga shtrenjtimi i materialeve t\u00eb nd\u00ebrtimit, sidomos hekurit, q\u00eb ka sh\u00ebnuar shtrenjtim t\u00eb lart\u00eb k\u00ebt\u00eb vit. Edhe cil\u00ebsia e nd\u00ebrtimeve \u00ebsht\u00eb m\u00eb e mir\u00eb, por nuk ka k\u00ebrkes\u00eb, p\u00ebr shkak t\u00eb \u00e7mimit t\u00eb lart\u00eb n\u00eb raport me vendndodhjen. K\u00ebrkesa e lart\u00eb p\u00ebr prona nga t\u00eb huaj, kryesisht p\u00ebr vij\u00ebn e par\u00eb, i ka rritur \u00e7mimet e tyre n\u00eb Golem 800 euro deri n\u00eb 1,000 euro\/m\u00b2.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"color: #000000;\">\u201c\u00c7mimet n\u00eb zon\u00ebn e Golemit kan\u00eb mbetur t\u00eb pandryshuara n\u00eb raport me vjet. Tendenca nisi q\u00eb pas pandemis\u00eb.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"color: #000000;\">Arian Gjuzi, broker n\u00eb reale state \u201cCentury 21 EON\u201d n\u00eb Durr\u00ebs, thot\u00eb se rreth 70% e pronave n\u00eb k\u00ebt\u00eb destinacion bregdetar po blihen nga shtetas t\u00eb huaj, si \u00e7ek\u00eb, polak\u00eb, hungarez\u00eb, shqiaptar\u00eb nga Kosova q\u00eb jetojn\u00eb n\u00eb Zvic\u00ebr dhe ukrainas (k\u00ebta t\u00eb fundit po blejn\u00eb m\u00eb tep\u00ebr prona me \u00e7mime ekonomike deri n\u00eb 500 euro\/m\u00b2), nd\u00ebrsa 20% e k\u00ebrkes\u00ebs plot\u00ebsohet nga shtetasit nga Kosova, rreth 10% nga Maqedonia e Veriut dhe vet\u00ebm 1% jan\u00eb shqiptar\u00eb.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"color: #000000;\">\u201cK\u00ebrkesa p\u00ebr prona n\u00eb k\u00ebto zona \u00ebsht\u00eb e vazhdueshme, n\u00eb nivelet e vitit t\u00eb kaluar. Klajdi Memajdini, nga agjencia imobiliare \u201cDevinf\u201d, thot\u00eb se \u00e7mimi i apartamenteve varion 1,300 \u2013 1,800 euro\/m\u00b2 nga 1,000 \u2013 1,600 euro\/m\u00b2 vjet. Arsyet e rritjes s\u00eb \u00e7mimeve, sipas tij, jan\u00eb ndikuar nga rritja e cil\u00ebsis\u00eb s\u00eb nd\u00ebrtimeve.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"color: #000000;\">\u201cKjo zon\u00eb e bregdetit \u00ebsht\u00eb ende n\u00eb faz\u00eb zhvillimi dhe fatmir\u00ebsisht nd\u00ebrtimet q\u00eb po b\u00ebhen jan\u00eb tep\u00ebr cil\u00ebsore. Kompanit\u00eb e nd\u00ebrtimit q\u00eb marrin p\u00ebrsip\u00ebr k\u00ebto projekte po sjellin risi n\u00eb projekte, dhe mir\u00ebmbajtjen e hap\u00ebsirave t\u00eb p\u00ebrbashk\u00ebta q\u00eb jan\u00eb shum\u00eb t\u00eb r\u00ebnd\u00ebsishme, pasi deri m\u00eb tani, linin shum\u00eb p\u00ebr t\u00eb d\u00ebshiruar\u201d.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"color: #000000;\">K\u00ebrkesa n\u00eb k\u00ebt\u00eb zon\u00eb sh\u00ebnoi tendenc\u00eb rrit\u00ebse edhe p\u00ebr vitin 2022.
