Ekspert\u00ebt e pasurive t\u00eb paluajtshme pohojn\u00eb se n\u00eb zon\u00ebn rreth unaz\u00ebs dhe qendr\u00ebs, asnj\u00eb pallat q\u00eb po nd\u00ebrtohet i ri nuk ka \u00e7mime m\u00eb t\u00eb ul\u00ebta se 1500 euro\/m2. K\u00ebt\u00eb vit vihet re q\u00eb, hendeku mes \u00e7mimeve t\u00eb apartamenteve n\u00eb objektet e reja q\u00eb po nd\u00ebrtohen dhe atyre ekzistuese, \u00ebsht\u00eb i lart\u00eb. P\u00ebr agjencit\u00eb imobiliare, pavar\u00ebsisht se n\u00eb nd\u00ebrtimet e reja \u00ebsht\u00eb rritur cil\u00ebsia e punimeve, \u00e7mimet e larta n\u00eb objektet e reja konsiderohen t\u00eb fryra. Nd\u00ebrtuesit pohojn\u00eb se k\u00ebt\u00eb vit ka shtim t\u00eb k\u00ebrkes\u00ebs edhe p\u00ebr blerje t\u00eb apartamenteve n\u00eb kulla q\u00eb n\u00eb faz\u00ebn e hershme t\u00eb nd\u00ebrtimit.<\/span><\/p>\n<p><span style=\"color: #000000;\">\u00c7mimet e apartamenteve brenda unaz\u00ebs dhe n\u00eb zon\u00ebn rreth qendr\u00ebs jan\u00eb shtrenjtuar me t\u00eb pakt\u00ebn 10-15% krahasuar me nj\u00eb vit m\u00eb par\u00eb, sipas nj\u00eb v\u00ebzhgimi q\u00eb \u201cMonitor\u201d ka b\u00ebr\u00eb n\u00eb kryeqytet. Ekspert\u00ebt e pasurive t\u00eb paluajtshme pohojn\u00eb se n\u00eb zon\u00ebn rreth unaz\u00ebs dhe qendr\u00ebs, asnj\u00eb pallat q\u00eb po nd\u00ebrtohet i ri nuk ka \u00e7mime m\u00eb t\u00eb ul\u00ebta se 1500 euro\/m2, nga 1300-1400 euro nj\u00eb vit m\u00eb par\u00eb.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb zon\u00ebn e ish-Bllokut, \u00e7mimet e apartamenteve n\u00eb 2020-n varionin nga 2,500 deri n\u00eb 2,700 euro p\u00ebr met\u00ebr katror. K\u00ebt\u00eb vit, nga administrator\u00ebt e zyrave t\u00eb shitjes n\u00eb objektet e reja, q\u00eb po nd\u00ebrtohen n\u00eb k\u00ebt\u00eb zon\u00eb (si tek ish-vila Ferdinand, ish-bar Rovena apo pas selis\u00eb s\u00eb L\u00ebvizjes Socialiste p\u00ebr Integrim), \u00e7mimet jan\u00eb 3,000 euro p\u00ebr met\u00ebr katror. Rritja e \u00e7mimeve, sipas zyr\u00ebs s\u00eb shitjeve, vjen p\u00ebr shkak t\u00eb kostos s\u00eb lart\u00eb t\u00eb truallit q\u00eb \u00ebsht\u00eb paguar p\u00ebr pronar\u00ebt.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb brend\u00ebsi t\u00eb zon\u00ebs s\u00eb Komun\u00ebs s\u00eb Parisit (pran\u00eb godin\u00ebs s\u00eb ish- televizionit NTV) \u00ebsht\u00eb rrethuar nj\u00eb shesh i ri nd\u00ebrtimi. Nga zyra e shitjes u tha se apartamentet do t\u00eb shiten me \u00e7mim mbi 1,500 euro p\u00ebr met\u00ebr katror. N\u00eb k\u00ebt\u00eb zon\u00eb, vjet \u00e7mimi i apartamenteve varionte nga 1,300 deri n\u00eb 1,400 euro p\u00ebr met\u00ebr katror.<\/span><\/p>\n<p><span style=\"color: #000000;\">Rritje t\u00eb \u00e7mimeve t\u00eb apartamenteve ka pasur edhe n\u00eb zon\u00ebn e ish- Universitetit New Jork. N\u00eb nd\u00ebrtimin e ri ku ishte i ngritur universiteti, \u00e7mimet e shitjes, sipas zyr\u00ebs s\u00eb shitjeve, do t\u00eb jen\u00eb 1,700 euro p\u00ebr met\u00ebr katror. N\u00eb 2020, \u00e7mimet e apartamenteve n\u00eb k\u00ebt\u00eb zon\u00eb ishin rreth 1,400-1450 euro met\u00ebr katror.<\/span><\/p>\n<p><span style=\"color: #000000;\">K\u00ebt\u00eb vit, \u00e7mime m\u00eb t\u00eb larta shitje ofrojn\u00eb edhe zonat rezidenciale t\u00eb cilat kan\u00eb p\u00ebrfunduar punimet. Apartamentet n\u00eb nd\u00ebrtesat \u201cLake View\u201d pran\u00eb liqenit artificial, k\u00ebt\u00eb vit, sipas zyr\u00ebs s\u00eb shitjes jan\u00eb me \u00e7mime 2,200 dhe 2,500 euro p\u00ebr met\u00ebr katror, vet\u00ebm p\u00ebr apartamentet n\u00eb katet e fundit t\u00eb objektit nga 1,800 deri n\u00eb 2,200 euro p\u00ebr met\u00ebr katror q\u00eb jan\u00eb shitur n\u00eb 2020-n.<\/span><\/p>\n<p><span style=\"color: #000000;\">Tendenca \u00ebsht\u00eb e nj\u00ebjt\u00eb edhe p\u00ebr zonat larg qendr\u00ebs. N\u00eb nd\u00ebrtimin e sapo p\u00ebrfunduar n\u00eb rrug\u00ebn \u201cHoxha Tahsim\u201d, n\u00eb kufi me rrug\u00ebn \u201cBardhyl\u201d, sipas administratorit t\u00eb shitjeve, \u00e7mimet e apartamenteve jan\u00eb 1,400 euro p\u00ebr met\u00ebr katror. N\u00eb k\u00ebt\u00eb zon\u00eb, apartamentet n\u00eb 2020 jan\u00eb shitur nga 1,000 deri n\u00eb 1,100 euro p\u00ebr met\u00ebr katror.<\/span><\/p>\n<p><span style=\"color: #000000;\">Kompleksi Zirkon, q\u00eb po nd\u00ebrtohet para Spitalit t\u00eb Pediatris\u00eb n\u00eb Qendr\u00ebn Spitalore Universitare \u201cN\u00ebn\u00eb Tereza\u201d (QSUT), sipas administratorit t\u00eb shitjeve po shet apartamente me \u00e7mime 1,000 euro p\u00ebr met\u00ebr katror, nd\u00ebrkoh\u00eb q\u00eb apartamentet ekzistuese n\u00eb k\u00ebt\u00eb zon\u00eb n\u00eb 2020 jan\u00eb shitur me \u00e7mim 800 deri n\u00eb 900 euro p\u00ebr met\u00ebr katror.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb zon\u00ebn \u201c5 Maji\u201d, nj\u00eb nd\u00ebrtues pohoi se pas tre muajsh do t\u00eb niste punimet p\u00ebr nd\u00ebrtimet e nj\u00eb pallati t\u00eb ri dhe \u00e7mimet e shitjes do t\u00eb ishin 850 euro p\u00ebr met\u00ebr katror. I nj\u00ebjti subjekt tha se n\u00eb pallatin e nd\u00ebrtuar n\u00eb t\u00eb nj\u00ebjt\u00ebn zon\u00eb, apartamentet vjet i shiti me \u00e7mime 750 deri n\u00eb 800 euro p\u00ebr met\u00ebr katror.<\/span><\/p>\n<p><span style=\"color: #000000;\">Edian Me\u00e7e, i kompanis\u00eb \u201cEdonil sh.p.k.\u201d, thot\u00eb se \u00e7mimet e apartamenteve t\u00eb nd\u00ebrtuara nga kompania nuk kan\u00eb ndryshuar prej m\u00eb shum\u00eb se nj\u00eb vit e gjysm\u00eb. Kompania \u00ebsht\u00eb duke nd\u00ebrtuar nj\u00eb objekt t\u00eb ri banimi n\u00eb brend\u00ebsi t\u00eb zon\u00ebs s\u00eb \u201cMyslym Shyrit\u201d. \u00c7mimet e apartamenteve t\u00eb kompanis\u00eb \u201cEdonil sh.p.k.\u201d jan\u00eb 1,800 euro p\u00ebr met\u00ebr katror. N\u00eb k\u00ebt\u00eb zon\u00eb, \u00e7mimet n\u00eb nd\u00ebrtimet e m\u00ebparshme n\u00eb 2020 varionin 1,800 euro p\u00ebr met\u00ebr katror p\u00ebr pallatet buz\u00eb rrug\u00ebs dhe n\u00eb brend\u00ebsi t\u00eb zon\u00ebs nga 1,400 deri n\u00eb 1,500 euro p\u00ebr met\u00ebr katror.<\/span><\/p>\n<p><span style=\"color: #000000;\"><strong>Shtrenjtohet edhe periferia dhe apartamentet e vjetra<\/strong><\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb zonat periferike si Fresku, \u00e7mimet e shitjes s\u00eb apartamenteve vjet ishin 600 euro p\u00ebr met\u00ebr katror, nd\u00ebrsa k\u00ebt\u00eb vit jan\u00eb rritur n\u00eb 700 euro p\u00ebr met\u00ebr katror. N\u00eb Kinostudio, vjet \u00e7mimet e apartamenteve n\u00eb kompleksin e ri t\u00eb sapop\u00ebrfunduar p\u00ebrball\u00eb zyrave t\u00eb ALEAT, apartamentet u shit\u00ebn me 800 euro p\u00ebr met\u00ebr katror.<\/span><\/p>\n<p><span style=\"color: #000000;\">K\u00ebt\u00eb vit, n\u00eb k\u00ebt\u00eb zon\u00eb, apartamentet e reja t\u00eb p\u00ebrfunduara n\u00eb truallin ku ishte i ngritur ish-Hotel Molla po shiten me \u00e7mime 1,000 euro p\u00ebr met\u00ebr katror. Nga zyra e shitjes u tha se \u00e7mimet jan\u00eb m\u00eb t\u00eb larta se ato n\u00eb objektet ekzistuese t\u00eb zon\u00ebs, p\u00ebr shkak t\u00eb cil\u00ebsis\u00eb s\u00eb lart\u00eb t\u00eb punimeve. Rritje t\u00eb \u00e7mimeve ka pasur edhe n\u00eb zon\u00ebn e Kasharit nga 700 euro q\u00eb ishin n\u00eb 2020-n \u00e7mimet, k\u00ebt\u00eb vit apartamentet po shiten 800 euro p\u00ebr met\u00ebr katror.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb zon\u00ebn pas Qendr\u00ebs Tregtare Univers, grupi BALFIN \u00ebsht\u00eb duke zhvilluar t\u00eb parin projekt me apartamente banimi. Karakteristik\u00eb e zon\u00ebs jan\u00eb sht\u00ebpit\u00eb individuale t\u00eb ngritura nga banor\u00eb q\u00eb kan\u00eb migruar n\u00eb Tiran\u00eb pas viteve \u201990. Sipas zyr\u00ebs s\u00eb shitjes, \u00e7mimet e apartamenteve n\u00eb zon\u00ebn e re rezidenciale \u201cCity Univers\u201d variojn\u00eb nga 580 deri n\u00eb 650 euro p\u00ebr met\u00ebr katror. Punimet parashikohen t\u00eb p\u00ebrfundojn\u00eb pas dy vitesh.<\/span><\/p>\n<p><span style=\"color: #000000;\">P\u00ebr disa zona t\u00eb qendr\u00ebs t\u00eb Tiran\u00ebs, \u00e7mimet e apartamenteve n\u00eb nd\u00ebrtimet e reja po shiten 20-25% m\u00eb shtrenjt\u00eb se apartamentet ekzistuese t\u00eb ngritura n\u00eb 2-3 vitet e fundit.<\/span><\/p>\n<p><span style=\"color: #000000;\">Agjencit\u00eb imobiliare thon\u00eb se edhe p\u00ebr apartamentet e rishitura \u00e7mimet jan\u00eb rritur 10 deri 15% m\u00eb shum\u00eb se vjet. N\u00eb disa zona t\u00eb periferis\u00eb s\u00eb Tiran\u00ebs, si \u201cPorcelani\u201d apo \u201cAli Demi\u201d, nuk shiten m\u00eb sht\u00ebpi banimi me \u00e7mime n\u00ebn 900 euro p\u00ebr met\u00ebr katror. Nd\u00ebr zonat m\u00eb t\u00eb lira periferike af\u00ebr kryeqytetit, me \u00e7mim shitje 700 euro p\u00ebr met\u00ebr katror \u00ebsht\u00eb zona e Freskut, p\u00ebr shkak t\u00eb munges\u00ebs p\u00ebr t\u2019u shtuar me nd\u00ebrtime t\u00eb reja. Nd\u00ebrtuesit, n\u00eb an\u00ebn tjet\u00ebr, pohojn\u00eb se k\u00ebt\u00eb vit \u00ebsht\u00eb shtuar k\u00ebrkesa p\u00ebr blerje n\u00eb faz\u00ebn e hershme t\u00eb nd\u00ebrtimit n\u00eb objekte me \u00e7mime t\u00eb larta deri n\u00eb 4,000 euro p\u00ebr met\u00ebr katror, kryesisht kullat. N\u00eb t\u00eb gjitha kullat q\u00eb po ngrihen n\u00eb kryeqytet, apartamentet po shiten me \u00e7mime nga 3,000 deri n\u00eb 4,000 euro p\u00ebr met\u00ebr katror.<\/span><\/p>\n<p><span style=\"color: #000000;\"><strong>\u00c7mimet e fryra, rritet sip\u00ebrfaqja e lejeve t\u00eb nd\u00ebrtimit\u00a0<\/strong><\/span><\/p>\n<p><span style=\"color: #000000;\">Drejtues t\u00eb agjencive t\u00eb shitjes s\u00eb pasurive t\u00eb paluajtshme rritjen e lart\u00eb t\u00eb \u00e7mimeve n\u00eb nd\u00ebrtimet e reja e konsiderojn\u00eb t\u00eb fryr\u00eb. Sipas tyre, fryrja e \u00e7mimeve ndodh shpeshher\u00eb n\u00eb objektet e reja, \u00e7ka m\u00eb s\u00eb shumti ndikon n\u00eb orientimin e \u00e7mimeve p\u00ebr nd\u00ebrtimet e reja q\u00eb mund t\u00eb zhvillohen m\u00eb von\u00eb n\u00eb zon\u00eb, por jo p\u00ebr \u00e7mimin fillestar t\u00eb apartamenteve ekzistuese t\u00eb nd\u00ebrtuara vite m\u00eb par\u00eb.\u00a0Shoqata Komb\u00ebtare e Nd\u00ebrmjet\u00ebsve t\u00eb Pasurive t\u00eb Paluajtshme t\u00eb Shqip\u00ebris\u00eb (NAREA) pohon se arsyet kryesore t\u00eb rritjes s\u00eb \u00e7mimeve n\u00eb nd\u00ebrtesat e reja jan\u00eb rritja e taksave dhe kostot administrative.<\/span><\/p>\n<p><span style=\"color: #000000;\">P\u00ebr vitin 2021 ka pasur rritje t\u00eb lejeve t\u00eb nd\u00ebrtimit dhe sip\u00ebrfaqes s\u00eb nd\u00ebrtuar, ku nj\u00eb pjes\u00eb t\u00eb konsiderueshme t\u00eb tyre z\u00eb edhe programi i rind\u00ebrtimit. Sipas t\u00eb dh\u00ebnave t\u00eb INSTAT, p\u00ebr 6-mujorin e par\u00eb t\u00eb 2021, sip\u00ebrfaqja e nd\u00ebrtesave t\u00eb reja miratuar nga lejet e nd\u00ebrtimit \u00ebsht\u00eb 41% m\u00eb e lart\u00eb se n\u00eb 2020. Pavar\u00ebsisht \u00e7mimeve t\u00eb larta n\u00eb objektet e reja q\u00eb po nd\u00ebrtohen, nuk ndodh q\u00eb nj\u00eb apartament n\u00eb nj\u00eb pallat t\u00eb nd\u00ebrtuar dhjet\u00eb vite m\u00eb par\u00eb t\u00eb shitet n\u00eb t\u00eb nj\u00ebjtat vlera\u201d.<\/span><\/p>\n<p><span style=\"color: #000000;\">S\u00eb dyti, sipas drejtueses s\u00eb agjencis\u00eb \u201cThe Point\u201d, kostoja e nd\u00ebrtimit n\u00eb apartamentet e objekteve t\u00eb reja \u00ebsht\u00eb m\u00eb e lart\u00eb p\u00ebr shkak t\u00eb cil\u00ebsis\u00eb m\u00eb t\u00eb mir\u00eb t\u00eb nd\u00ebrtimeve. \u201cN\u00eb nd\u00ebrtimet e reja, cil\u00ebsia e punimeve \u00ebsht\u00eb m\u00eb e mir\u00eb sesa n\u00eb nj\u00eb nd\u00ebrtim t\u00eb pes\u00eb apo dhjet\u00eb viteve m\u00eb par\u00eb. Cil\u00ebsia e lart\u00eb e nd\u00ebrtimeve ka ndikuar te rritja e kostove. Shtim t\u00eb kostove ka pasur edhe nga rritja e \u00e7mimit t\u00eb truallit, apo edhe t\u00eb shpenzimeve t\u00eb tjera administrative t\u00eb nd\u00ebrtuesve\u201d.<\/span><\/p>\n<p><span style=\"color: #000000;\">Znj. Nd\u00ebrtimi i ri i dha zon\u00ebs orientim t\u00eb ri p\u00ebr \u00e7mimet, pavar\u00ebsisht se pallatet e nd\u00ebrtuara para tij nuk mund t\u00eb shiteshin me k\u00ebt\u00eb \u00e7mim. P\u00ebrfaq\u00ebsuesja e agjencis\u00eb \u201cThe Point\u201d, znj. Zaloshja, thot\u00eb se apartamentet n\u00eb k\u00ebto nd\u00ebrtesa nuk kan\u00eb ndryshime drastike t\u00eb \u00e7mimeve, si\u00e7 po ndodh me \u00e7mimet e aplikuara nga nd\u00ebrtuesit n\u00eb nd\u00ebrtimet e reja.
