Shtrenjtimi ka vijuar dhe n\u00eb 6 mujorin e par\u00eb t\u00eb vitit 2021, ku tregtuesi tjet\u00ebr, ai i \u00e7mimeve mesatare reale t\u00eb shitjes s\u00eb apartamenteve n\u00eb Tiran\u00eb (q\u00eb p\u00ebrllogariten n\u00eb proporcion me numrin e apartamenteve q\u00eb jan\u00eb n\u00eb shitje n\u00eb nj\u00eb periudh\u00eb t\u00eb caktuar) u rrit me 4.22%, n\u00eb raport me fundin e 2020-s.<\/span><\/p>\n<p><span style=\"color: #000000;\">Sipas indeksit, \u00e7mimet reale t\u00eb shitjes s\u00eb apartamenteve u rrit\u00ebn me shpejt\u00ebsi deri n\u00eb 2009-n, duke u shtrenjtuar me rreth 50%, n\u00eb raport me vitin e par\u00eb t\u00eb marr\u00eb n\u00eb konsiderat\u00eb. M\u00eb pas, tregu sh\u00ebnoi maturim dhe \u00e7mimet sh\u00ebnuan tendenc\u00eb r\u00ebn\u00ebse deri n\u00eb 2015-n dhe mbet\u00ebn t\u00eb q\u00ebndrueshme deri n\u00eb vitin 2017.<\/span><\/p>\n<p><span style=\"color: #000000;\"> Pas k\u00ebsaj periudhe nisi nj\u00eb tjet\u00ebr val\u00eb e rritjes s\u00eb \u00e7mimeve, q\u00eb kulmoi n\u00eb vitin 2019, me nj\u00eb shtrenjtim rreth 20% n\u00eb nj\u00eb vit. N\u00eb pjes\u00ebn e par\u00eb t\u00eb 2020-n, kur vendi ishte n\u00eb mbyllje p\u00ebr shkak t\u00eb pandemis\u00eb, u sh\u00ebnua nj\u00eb r\u00ebnie e leht\u00eb vet\u00ebm n\u00eb tremujorin e dyt\u00eb, por q\u00eb zgjati fare dhe m\u00eb pas \u00e7mimet sh\u00ebnuan nj\u00eb tendenc\u00eb t\u00eb leht\u00eb rrit\u00ebse.<\/span><\/p>\n<p><span style=\"color: #000000;\">Sipas raportit, q\u00eb shoq\u00ebron publikimin e indeksit, n\u00eb Grafikun 1 \u00ebsht\u00eb paraqitur kurba e evoluimit n\u00eb koh\u00eb t\u00eb indeksit t\u00eb \u00e7mimit real t\u00eb shitjes s\u00eb apartamenteve n\u00eb Tiran\u00eb p\u00ebr periudh\u00ebn 2005-2021* me frekuenc\u00eb vjetore p\u00ebr periudh\u00ebn 2005-2019 dhe frekuenc\u00eb tremujore p\u00ebr vitin 2020 dhe 2021. Krahasimisht me tremujorin e kat\u00ebrt 2020, n\u00eb gjasht\u00ebmujorin e par\u00eb, \u00e7mimet mesatare reale t\u00eb shitjes s\u00eb apartamenteve n\u00eb Tiran\u00eb jan\u00eb rritur me 4.22%, nd\u00ebrsa \u00e7mimet mediane jan\u00eb rritur me 1.95%.<\/span><\/p>\n<p><span style=\"color: #000000;\">\u04aamimet mesatare, n\u00eb ndryshim nga indeksi i \u00e7mimeve, p\u00ebrllogariten n\u00eb proporcion me numrin e apartamenteve q\u00eb jan\u00eb n\u00eb shitje n\u00eb nj\u00eb periudh\u00eb t\u00eb caktuar. K\u00ebshtu, nj\u00eb rritje apo r\u00ebnie n\u00eb \u00e7mimet mesatare, jo domosdoshm\u00ebrisht duhet t\u00eb interpretohet me nj\u00eb dukuri q\u00eb mund t\u00eb ket\u00eb ndodhur t\u00eb tregun e pasurive t\u00eb paluajtshme. Ajo mund t\u00eb interpretohet me faktin se n\u00eb nj\u00eb moment t\u00eb caktuar, oferta p\u00ebr apartamente \u00ebsht\u00eb rritur ose ulur.<\/span><\/p>\n<p><span style=\"color: #000000;\">N\u00eb tremujorin e par\u00eb 2021, indeksi me frekuenc\u00eb tremujore i shitjes s\u00eb apartamenteve n\u00eb Tiran\u00eb p\u00ebrllogaritet n\u00eb 170.29, nd\u00ebrsa n\u00eb tremujorin e dyt\u00eb indeksi p\u00ebrlogaritet n\u00eb 171.45 i cili krahasuar me tremujorin e par\u00eb 2021 \u00ebsht\u00eb rritur me 0.69 %. Gjasht\u00ebmujori i par\u00eb 2021 krahasuar me tremujorin e kat\u00ebrt 2020 ka sh\u00ebnuar nj\u00eb rritje me 0.75%.
